Blessed and Happy New Year!

Here it is, Saturday, December 31…. New Year’s Eve, the last day 0f 2011.
I’m sitting here at my desk, reflecting on the ups and downs of this past year and looking forward to what 2012 will bring.
In a nutshell, 2011 was a very good year for me, for which I am very grateful. My kids are thriving, my husband is terrific, and even though I have gained about 200 lbs. (no, not really, but that’s what if feels like) my health is pretty dang good.
Selling real estate at one of the most beautiful places on earth is what I do for a living and I had a very good year. I was telling my brother how blessed I was this year and he said to me, “Troi, have you ever noticed that the harder you work, the more you’re blessed?” I cracked up, as I do often when my very funny brother speaks, but then I got to thinking..... the Good Lord gave me my life, and the opportunities within, but I have a responsibility to be a good steward of those opportunities.

Now being “good” at anything doesn’t come naturally to me. I’m one of those people who need to be motivated and trained…

HOW to be a good wife....

HOW to be a good mom...

and HOW to accurately and enthusiastically present the features and benefits of DeBordieu in a way that, should it be God’s will for the buyers to buy, they will have that opportunity.

In a nutshell, I must do my part, so that God can work through me to facilitate His plan for all concerned in the real estate transactions in which I am involved.

So I thank God for this past year, and ask his guidance and direction for 2012.

DeBordieu Polar Bear Club

Thrills and Chills on Christmas Day at DeBordieu!
Taking a chilly dip in the ocean is becoming quite the Christmas Day tradition at DeBordieu, the private oceanfront community just south of Pawleys Island, SC.
Every Christmas Day, at 1:00, the
DeBordieu Polar Bear Club meets at the beach access on the south end of DeBordieu, and all together, run into the ocean. Among these crazy people pictured here are the
McClary family, Abigail Luquire, Tommy and Thomas Roland, Dr. John Manning and sons, the Cameransi family, Derrick Close and his kids, the Tiller family, John Henry Whitmire, Pete Peterson and Joe Exum. Christmas at DeBordieu!

I took some very nice folks from Sumter SC to lunch at the DeBordieu Golf Clubhouse after they closed on their lot last week. The decorations were absolutely stunning!
Since many DeBordieu owners make their primary homes in places like Charlotte NC, and Columbia SC, they don't get an opportunity to see the
gorgeous Christmas decorations. So here they are!

It focused on high-end real estate in North America and Europe, and the 400 to 500 hits a day included new and traditional media outlets and Realtors from as far-flung as Dubai and Switzerland. Perkins shut down that blog and started a new one: AffluentAbodes.blogspot.com. He says he "never really liked public school," although he intends to go to college. What will he study? "Probably something in business." For now, though, he says, "I just do this for fun."

Smart as a whip, and as nice as can be, I just love this kid! While he visited DeBordieu, I gave him a little insight about on onsite sales at luxury communities like DeBordieu, and he gave me some awesome tips on how to grow my business on with social media. For example, I immediately gained more followers on Twitter when he suggested I change my account from DeBordieuSC to Coastal_SC.

This Week at "the Dieu"

There is nothing quite like spending the holidays at the beach!

Chris Kiliveros of Flowers on Broadway, who provides the lovely flowers for DeBordieu Club, will hold a HOLIDAY WORKSHOP for
DeBordieu Club members and their guests on Thursday, December 1 at the Clubhouse. That evening, DeBordieu Club Golf Champions will be honored at the 2011 WINTER GOLF AWARDS BANQUET.

The DeBordieu CHRISTMAS TREE LIGHTING to be held this Saturday, December 3, is a favorite event among DeBordieu residents!
There is no better way to get into the Christmas spirit with friends and family! Held at the Pavilion (a.k.a. the Old Beach Club) the food is always fabulous,
and the tree…. Gorgeous!
Santa, of course, will be there…. I hear he and the Mrs. are actually considering a second home at DeBordieu!

It's a Wrap!

Closings at DeBordieu -- way up!
All this recent real estate sales activity in the past month or so is pointing to two key behaviors of savvy real estate buyers in this market:

(1) they are choosing communities like DeBordieu that offer the most value, and

(2) they are buying and closing before the end of the year.

The timing issues are pretty obvious.
Just about everybody knows that on the coast of sunny South Carolina, we get most of our real estate sales activity between Easter and Labor Day.
Right now, sellers are looking at either sitting on their property through the long, not-so-cold, winter, OR they can consider and negotiate some of the offers being made by buyers who have the ability to close before the end of the year.
It's a win/win.
Sellers are relieved of their property, and buyers stand a better chance of getting a better deal than they would have gotten if they had waited until the bloom of spring, and the onset of a whole new flock of competitive buyers in the marketplace.


Another factor that comes into play includes the inventory of homes, lots and villas in all price ranges currently available at DeBordieu.

Some buyers that have closed recently have been involved in cash transactions, while others have sited low interest rates as the reason they moved forward.

Closing by December 31 also offers significant tax advantages to some buyers and some sellers, who therefore are more likely to negotiate to make the transaction work.

There is no doubt that buyers who can pull the trigger right now want the absolute most bang for their proverbial buck. I honestly know of no other community on the East Coast that offers the complete package of man-made and natural amenities that DeBordieu offers its residents.

There’s an air of excitement building around the DeBordieu Golf Club as pros and players finish up their practice rounds for the 2011 DeBordieu Club Celebrity Pro-Am Golf Tournament to benefit the SC Chapter of the Cystic Fibrosis Foundation.

Sponsored by Adams Golf, in memory of Lee Shortt and Frances Pruiett, the tournament was a huge success last
year and is looking like it will be another home run for the charity.

Creek Night at New and Improved DeBordieu Pavilion!
It's everyone's favorite event. It's casual. It's fun. And with the new improvements made to the DeBordieu Pavilion (a.k.a. the Olde Beach Club), it was a very special event, indeed!

Residents of this private oceanfront community just south of Pawleys Island, SC enjoyed dining on seafood delecacies caught in the creeks of North Inlet and prepared by their fellow neighbors.

Here are some pictures from the event, as well as some of the changes that have been made to the Pavilion.
Congratulations to the DeBordieu Club's Property Committee and to it's chair, Wayne Rogers, for the wonderful improvements that include:

Eligibility: Open to any amateur membership holder. Men's and Women's divisions.
Qualifying: You will no longer have to qualify for this event. Your handicap index on Oct. 1 will dictate your seeding. Sign up in the Golf Shop. The lowest 8 handicap indexes will be in the Championship Flight and next lowest 8 indexes in the First Flight, etc.
Format: Gross Match Play (No Handicaps).
Tee Assignment: Men: Gator Course. Women: Red Tees.

DeBordieu Celebrity Tournament Full
"The second annual DeBordieu Club Celebrity Pro-Am on Nov. 7-8 in Georgetown is sold out at 32 foursome teams.
Current or former touring pros scheduled to take part include Charles Warren, Tommy Gainey, Dillard Pruitt, Billy Andrade, Jay Haas Jr. and Tommy Biershenk.
Three-time world long drive champion Bobby Wilson, local long drive competitor Tom Garber and touring pros with area ties including Zack Byrd, Michael Maness, Sam Lyons and Lauren Hunt have also been recruited to participate.
Bill Haas and Jay Haas had agreed to participate but both will be at the Australian Open at the request of U.S. Presidents Cup Captain Fred Couples.
Jay is Couples’ assistant, while Bill made the team after winning the FedEx Cub Championship.

“It’s good for the Haas’, congratulations to them,” said DeBordieu head pro and tournament director Shawn Roper. “We feel certain they’ll be participating in the event in the future. We just have to do a better job of scheduling so they don’t have conflicts.
“We’ll still have a very solid field of professionals.”
The tournament will benefit the South Carolina Chapter of the Cystic Fibrosis Foundation and is sponsored by Adams Golf. It is not open to spectators. The entry fee was between $250 and $500 per player."
