DeBordieu Owner in the News!


DeBordieu Property Owner Rt. Col. Leroy Harrelson, Jr. was in the news last week as one of the dignitaries present for the dedication of the extension of Harrelson Boulevard in Myrtle Beach, South Carolina.
Harrelson Boulevard’s completion comes roughly a year ahead of the expected opening of an expanded terminal at the airport. That $118 million project will increase the total number of gates in the terminal from seven to 13. Twenty-two local contractors and subcontractors worked on the 1.7-mile long extension, with work beginning in August 2010. “This is a great day for Myrtle Beach and the county,” said Myrtle Beach Mayor John Rhodes. 
Mr. Harrelson, the son of the road's namesake, discussed the history of the city of Myrtle Beach. Turning 90 this summer, Mr. Harrelson recalled moving to Horry County with his family in 1927, when there were only about 300 people living in Myrtle Beach. His father owned a pharmacy when the family first arrived amd was eventually elected Myrtle Beach’s first mayor in 1938.
About the Harrelson Boulevard Extension, Mr. Harrelson said, “This will be tremendous! I think it’s going to be a major artery ... very important to the economy of the area. "

Garden and Gun in the News

In an interview with CBS News,  Charlie Rose takes a good look at the woman behind Garden & Gun's success, Rebecca Darwin, the President and CEO of the media company she partners with Pierre Manigualt and DeBordieu resident, J. Edward Bell, III, that owns Garden & Gun. In just four years, the magazine has become one of the industry's most successful, and a favorite among DeBordieu owners.
When asked what she wanted readers to know most about the south, she replied, "that we're all not stupid," which just cracked me up. My other favorite quote came from David DiBenedetto, the editor and chief. When talking about the content of the magazine, he said there would be "no religion, no politics, and no SEC football." How refreshing!

Don't Buy that Pink Sweater!


Or that foreclosure, unless it's absolutely perfect!

When will I learn? Thinking I would score BIG this year, I hit some after-Christmas Sales. It didn't happen.  


OH.... I bought some stuff.... the usual..... 70% off hot pink sweater, about which, once I got it home, I remembered how ridiculous boat necks look on me. 


OH... and the black plaid jacket that was going to look great with the pink sweater, even though it was too short to cover up the rather chubbier than normal mid-section I got for Christmas, BUT would be great once I lost 10 pounds, (that's probably not gonna happen either.) 


"What does all this shopping talk have to do with real estate???" you might ask. 


Well, let me tell you, I will never wear that pink sweater, with or without that plaid jacket. I would have been much better off waiting until the new spring lines come out and paying full price for an outfit I will actually wear, and therefore, recognize the value.  


Similarly, should the real estate buyer who is in the market for a home, buy something that almost works for his family, simply because it’s a great deal? Or should he stay the course, and after negotiating the best price (which he can do because it is still a spectacular buyer’s market), purchase the home of his dreams that works perfectly for his family.

Bottom line…..Mr. and Mrs. Buyer, don’t just look for foreclosures and distressed properties. Don't buy that hot pink boat neck sweater because it almost works, or that ugly foreclosure. Look for a great value that gives you exactly what you want and negotiate the best possible price.

Happy Birthday Ladies!

Ladies Birthday Luncheon
Knowing how much fun I have on my birthday, my good friend and Bible Study Buddy, Paula Ford invited me to be her guest last month at the monthly DeBordieu Ladies Birthday Luncheon. What a great way to get to know the neighbors, and have a gorgeous meal overlooking the ocean!

January's Birthday Luncheon is this Thursday, January 19th at the Golf Clubhouse. There is a Social Gathering at Noon, and then Lunch at 12:30. The menu will include: Ham & Collard Green Soup, Crabcake with Sauteed Vegetables and a Berry Martini with Chocolate Balsamic Syrup for Dessert. WOW!
January's Birthday Luncheon will be Hosted by Sandra Topping and Celie Travis.

Why I May Never be Successful in Real Estate

I just got off the phone with a very nice DeBordieu property owner from North Carolina who wanted to put his lot on the market. In true "Troi Kaz fashion," I talked him right out of selling it, and into considering building and moving here instead.
(If I keep talking people out of selling their property, I may never be successful in this business.) 

Anyway, he said one of the reasons he did not want to build was the conflict it would cause between him and his wife....(to which I had to laugh, remembering what my marriage counselor friend said once: "couples building houses: one of my biggest sources of job security!" HA!)

When the Prophet Says Buy – BUY!

Talbot, a Goldman Sachs investment banker, bestselling author and economic consultant, is also somewhat of a prophet when it comes to housing.

DeBordieu Owners Care about Nature!

They buried the lead! All week long I’ve been seeing articles pop up here and there about the Beach Renourishment project at DeBordieu, the oceanfront community just north of Charleston, SC. At the END of one of the articles, I found the most important quote, by Lanning Risher, a DeBordieu property owner that has watched DeBordieu develop for about 40 years. He said, “you couldn’t find a group of people who care more about nature than the people at DeBordieu.’’ I agree! I’ve been involved with DeBordieu since 1986. Everyone I’ve ever met that was involved in development or interested in becoming a part of this very special place was attracted to the overwhelming respect for nature DeBordieu property owners have.

In a nutshell, last month, the DeBordieu Colony Community Association decided to amend their current permit which included a long term plan of groin installation, to a shorter term plan of once again renourishing the beach by adding sand, but not the groins. It has been a very successful project in the past, will be much more palatable for those that opposed the original groin permit, and, if all goes as planned, will probably happen next winter. I’m ok with all that. It will cost less in the short term, which, in the current financial climate will be good for many current owners, and for those looking to purchase property here. Hopefully, a longer term solution will be re-visited down the road.
