Cole Perkins, the 15 year old luxury real estate blogger is getting more famous. He was recently featured in an Inman News article about young entrepreneus' success in real estate:

Teen blogger digs luxury real estate: Cole Perkins, 15, has told Inman News he might become a Realtor "someday. My parents always have thought I would be a good salesman." He has earned nearly straight A's attending online high school from home ... and about $2 per day with Google Ad Sense on his blog Lavish-Property.com. It focused on high-end real estate in North America and Europe, and the 400 to 500 hits a day included new and traditional media outlets and Realtors from as far-flung as Dubai and Switzerland. Perkins shut down that blog and started a new one: AffluentAbodes.blogspot.com. He says he "never really liked public school," although he intends to go to college. What will he study? "Probably something in business." For now, though, he says, "I just do this for fun."

Smart as a whip, and as nice as can be, I just love this kid! While he visited DeBordieu, I gave him a little insight about on onsite sales at luxury communities like DeBordieu, and he gave me some awesome tips on how to grow my business on with social media. For example, I immediately gained more followers on Twitter when he suggested I change my account from DeBordieuSC to Coastal_SC.

This Week at "the Dieu"

There is nothing quite like spending the holidays at the beach!
In addition to the wonderful natural amenities DeBordieu affords its residents just south of Pawleys Island, SC, DeBordieu Club members also have a few special holiday events to enjoy this week.
Chris Kiliveros of Flowers on Broadway, who provides the lovely flowers for DeBordieu Club, will hold a HOLIDAY WORKSHOP for
DeBordieu Club members and their guests on Thursday, December 1 at the Clubhouse. That evening, DeBordieu Club Golf Champions will be honored at the 2011 WINTER GOLF AWARDS BANQUET.

The DeBordieu CHRISTMAS TREE LIGHTING to be held this Saturday, December 3, is a favorite event among DeBordieu residents!
There is no better way to get into the Christmas spirit with friends and family! Held at the Pavilion (a.k.a. the Old Beach Club) the food is always fabulous,
and the tree…. Gorgeous!

It's a Wrap!

Closings at DeBordieu -- way up!
All this recent real estate sales activity in the past month or so is pointing to two key behaviors of savvy real estate buyers in this market:

(1) they are choosing communities like DeBordieu that offer the most value, and

(2) they are buying and closing before the end of the year.

The timing issues are pretty obvious.
Just about everybody knows that on the coast of sunny South Carolina, we get most of our real estate sales activity between Easter and Labor Day.
Right now, sellers are looking at either sitting on their property through the long, not-so-cold, winter, OR they can consider and negotiate some of the offers being made by buyers who have the ability to close before the end of the year.
It's a win/win.
Sellers are relieved of their property, and buyers stand a better chance of getting a better deal than they would have gotten if they had waited until the bloom of spring, and the onset of a whole new flock of competitive buyers in the marketplace.


Another factor that comes into play includes the inventory of homes, lots and villas in all price ranges currently available at DeBordieu.

Some buyers that have closed recently have been involved in cash transactions, while others have sited low interest rates as the reason they moved forward.

Closing by December 31 also offers significant tax advantages to some buyers and some sellers, who therefore are more likely to negotiate to make the transaction work.

There is no doubt that buyers who can pull the trigger right now want the absolute most bang for their proverbial buck. I honestly know of no other community on the East Coast that offers the complete package of man-made and natural amenities that DeBordieu offers its residents.

There’s an air of excitement building around the DeBordieu Golf Club as pros and players finish up their practice rounds for the 2011 DeBordieu Club Celebrity Pro-Am Golf Tournament to benefit the SC Chapter of the Cystic Fibrosis Foundation.

Sponsored by Adams Golf, in memory of Lee Shortt and Frances Pruiett, the tournament was a huge success last
year and is looking like it will be another home run for the charity.
