The X-Factor at DeBordieu
No…Simon Cowl is not coming to visit DeBordieu, or buy property here, but perhaps he should! The x-factor I’m talking about is with regard to building in DeBordieu, the private, oceanfront, golf community just south of Pawleys Island, SC.
I was looking for a concise synopsis of what the x-zone was, couldn’t find one, so I’m writing one. If, after reading, you have any questions, please call or email me at TroiKaz@DeBordieu.com. Anyone contemplating building near the coast needs to pay close attention to what kind of flood zone in which the home site is located, because this will make a difference in the type of home that can be built. FEMA has defined flood zones according to varying levels of flood risk. This information can be found in the community’s Flood Insurance Rate Map (FIRM) or Flood Hazard Boundary Map. Each zone reflects the severity type of flooding in the area.

In any coastal Carolina area, if you are thinking of building a “raised beach” style home, it doesn’t really matter which area you choose. But if you do not want to build “UP,” you’ll need to either choose a lot with very high elevation, or choose a lot in the x-zone.


The X-Zone is defined by FEMA as an area of moderate to minimalflood hazards. In DeBordieu, you are only required to build 36 inches from grade, so you can literally build almost on the ground, which is a preference for people like me, who don’t like to go up and down a whole lot of steps.

If you choose to build in the AE or V zones, then you must pay attention to the elevation of your lot to know how high your 1st living floor must be. For example, if you choose a lot in the AE 11 zone, and the elevation of the lot is 6 feet above sea level, then you only have to go 5 ft up with your 1st level. Many folks in that instance find that if they have to up 5 feet, they might as well go up 8 or 9 and park underneath, maximize the space on the lot, and take full advantage of the view.
In any case, whether you would like to build a raised home or not,
there has never been a better time to purchase a lot in the X-ZONE at DeBordieu.

“Extreme Home Makeover” for Tara Hall made possible by DeBordieu’s Rick Barnes

For the last few months, DeBordieu Property Owners Candy Barnes and her husband Rick, the men’s basketball coach at the University of Texas, have been working with contractors,

painters, and plumbers to make upgrades to the living quarters and recreation area for Tara Hall.

A long-term residential home and school for boys between the ages of 6-13 that have been neglected, troubled, and abused, Tara Hall offers an environment that meets all the physical, emotional, educational needs of the boys as they develop moral, spiritual, social and life skills.

Coach Barnes will say a few words about the work that has been done Thursday Oct. 6, when the newly refurbished home will be open to the public from 6-8pm.

DeBordieu Fall Golf Events
Members at the private DeBordieu Club have many great golf events coming up! Just south of Pawleys Island, SC, DeBordieu Club features a championship Pete Dye Course and
an equity membership program to accommodate golfers of all skill levels and frequency of play.
DeBordieu Member & 3-Guest Tournament is Friday, Oct. 7.
For the ladies, the DLGA Fall Guest Day is Wednesday, Oct. 12.

The 2011 DeBordieu Club Championship will be held Friday-Sun
day, October 21-23. Eligibility: Open to any amateur DeBordieu Club membership holder. Men's and Women's divisions. Qualifying: You will no longer have to qualify for this event. Your handicap index on Oct. 1 will dictate your seeding.

The 2011 DeBordieu Club Presidents' Cup will be held Saturday & Sunday, October 22-23.

From DeBordieu to the Moon!
I have been having WAY too much fun with Google Earth lately.
With version 6, I can fly from outer space right down to the streets of DeBordieu, the private, oceanfront, golf community just south of Pawleys Island.
The new “street view” integrated with the 3D environment, allows me to fly any place around the world and see 3D buildings and terrain.
What I really love about Google Earth 6, is that it allows me to capture images of properties on the market at DeBordieu, particularly homesites, so the potential buyer can see not only what the view corridor will be like once they build, but also the breeze corridor.
The picture of Lot 42 on the right, demonstrates the convenient beach access on the north side of the property for the exclusive use of Ocean Oaks residents.



This Google Earth image of Lot 68 on the left demonstrates that even though this homesite is located on hole #5 of DeBordieu’s private Pete Dye Golf Course, in the middle of the community, the open fairways toward the beach and creek will allow for a little extra breeze on those warm summer days.



These Google Earth images demonstrate views, breeze corridors, and also distances to the beach. which is very important to some buyers considering DeBordieu as a second home or permanant residence. Lot 31 in Dune Oaks (pictured to the right) would be an excellent choice for someone wanting a large lot within walking distance to the beach, with a water view, a high elevation, and abundant oak trees.

OWNER Financing.....I like it A LOT!
Owner Financing for land sales is becoming increasingly popular in DeBordieu, the private, oceanfront, golf community just south of Pawleys Island, SC, particularly in the area of lot sales. In fact, the lots pictured on this page all have Owner Financing available.
As lot loans from traditional lending institutions have become less and less available, more and more buyers are seeking homesites that offer owner financing as a way of securing land during this “buyers market,” and not having to build right away.
Basically, the seller of the property agrees to receive monthly payments from the buyer in place of the buyer obtaining a loan from a traditional lending institution. The seller will “hold” the mortgage and receive monthly payments from the buyer. The repayment terms (interest rate, term or length of repayment) are negotiated between the buyer and seller.
Because the buyer can bypass the hassles of traditional bank financing, it makes the property more attractive. It is highly recommended that an attorney is used to close the transaction, and that a licensed escrow company is employed to collect payments and manage the real estate contract.

DeBordieu’s Private Pete Dye Golf Course, just south of Pawelys Island, SC, is in great shape as we begin our Fall season with beautiful weather, lots of activity, and the results of a great season for the DeBordieu Men’s Golf Association.
2011 DMGA Sand Bagger of the Year! Don Henry
The Sand Bagger of the Year goes to the individual that earns the
most money during the DMGA Thursday events. Congratulations Don Henry!

2011 DMGA Summer Match Play Champion: Steve Milligan
Steve Milligan outlasted the 40 DMGA members that enter this year’s Summer Match Play event. Steve skillfully drained a 30 ft putt on the 19th hole to defeat runner-up David Van Hoose. Congrats Steve!

2011 DMGA Top Dog - Net Division: Danny Aderholt
Danny Aderholt's net 68 captured the 2011 Top Dog title which gets his name etched on to the Top Dog Trophy. Congrats Danny!

2011 DMGA Top Dog Champion - Gross Division David English
David English once again dominated the field with a gross 71! This is his second Top Dog Title (09' & '11) Congrats David!

2011 DMGA Debex Champion Jim Stryker
Jim Stryker's year long steady play and solid showing in the Top Dog assured him the Debex Championship. Jim's name will be etched on to the DeBex Trophy and he was presented a check for $250.00, which he immediately donated to his favorite charity, Rally for A Cure!

Also, many thanks to Chuck Agrella (2010 DeBex Champion) for Donating the 2010 Debex check to the Folds of Honor Foundatio DMGA Patriot Golf Kick-Off Many thanks to the DMGA members that participate in the DMGA Kickoff to Patriot Golf Week, in support of the Folds of Honor Foundation. This group joined to raise $120.00 with the DMGA matching
their efforts, for a total of $240.00.

Wednesday, Sept. 7 was a wonderful day for the Rally For The Cure & Arnie's Army Charity Tournament at DeBordieu. 56 Players enjoyed fantastic conditions and ideal temperatures during this year's event. This net better ball event featured 3 divisions and a Closest to the Pin competition. After the event, players and spouses met back at the clubhouse to enjoy fantastic food, take part in the Rally raffle, and recognize the winners:

Franklin Cup Tennis at DeBordieu
More Tennis activity takes place at DeBordieu this weekend as the 2011 Franklin Cup Jr. Tennis Event gets underway Saturday, September 10. The event is held each year in loving memory of Franklin R. Bauer, (1933-2004.)
We have a special guest this year, Mikael Pernfors, who will be at DeBordieu on Saturday and Sunday to coach, mingle and play with the kids. Saturday night during the BBQ dinner, Mikael will play an exhibition match against some of the kids as well and some of the local pros. According to DeBordieu Head Tennis Professional, Vlad handle, “If you have never seen Mikael in action, believe me it is a treat.”
Pernfors is a past French Open Finalist, (losing to Ivan Lendl). He won 3 singles titles on tour, reached a career high of #10 in the World and won 2 NCAA singles titles while at the University of Georgia. He currently plays on the Senior Tour with Jim Courier and the boys as well as competes in the Australian Open, French Open and Wimbledon Senior events. “He's a great guy”, said Vlad, "and I know you will all enjoy his insight into the game as well as his Swedish humor."

Pawleys Island Festival of Music and Arts!

One of the great things about living in DeBordieu, is being so close to all the cultural events that go on between here and Charleston SC. This month, it’s our own Pawleys Island Festival of Music and Art happening September 18 – October 2.
One of the highlights of the festival is The Wine Gala. Each year, festival attendees join together to sample fabulous wines from over 80 renowned wineries and enjoy delicious hors d’oeuvres.
This year's gala will be on Friday, September 23 at the Reserve Golf Club in Litchfield.


In addition to being one of the most popular events, The Wine Gala is a benefit for The Pawleys Island Festival of Music and Art.
The evening will also include a three hour dessert tasting, a silent auction full of wonderful trips, live entertainment, a complimentary wine glass and valet parking. Wines will be available for purchase at prices well below retail during this special event. Casual cocktail attire is suggested. Tickets are $85 and can be purchased on line.
