Happy Leap Day!

Realtors..... We want YOU at the Dieu!

Lately, I've had a few realtors from the Pawleys Island and Myrtle Beach areas ask me to explain to them exactly how we do business here at DeBordieu Colony Real Estate, so I thought it would be a good blog topic!  One thing is for certain, we want to “roll out the red carpet” and welcome realtors who have buyer clients who wish to consider a purchase in this gorgeous place just south of Pawleys Island, South Carolina. .

HOW IT WORKS: If a realtor who is a member of the Coastal Carolina Association of Realtors physically brings their client to DeBordieu the first time, walks them in the door of the sales office, just once, their company will get a full co-broke commission on the buyers side of the transaction. If they are too swamped to accompany the buyer, just by picking up the phone, it’s a 25% referral fee. Either way, we will take it from there, whether it takes 5 days or 5 years….when they buy, that realtor will be covered.

WHO TO CALL: To make plans to come, and to set showing appointments, only one DCRE agent needs to be called. The agent can call me, Troi Kaz, at 843-455-4523, or call one of my fellow sales executives at the office, 843-546-4176. The important thing to us is that the agent get quick answers and excellent service.
WHEN TO CALL: As soon as the agent has a buyer client interested in DeBordieu, it’s best to call and register them. All we need is the name and hometown. That way, if they visit the website and begin gathering information, the agent is protected.

THE DOG AND PONY SHOW: I wish I had some scientific research to back this up….all I can offer is personal experience, but I can tell you that the more time a prospect spends hearing about DeBordieu’s development philosophy and history in the sales office while looking at all of our beautiful pictures and maps, the more likely they will be to buy here…..and the more significant their investment will be. When I was working in Pawleys and Litchfield, I tried to buzz people through DeBordieu a few times on my own, and I can tell you….it doesn’t work. We encourage agents to USE US! It’s what we’re here for, and it’s all we do. If a buyer doesn’t have time for at least a 5- minute dog and pony show, it’s been my experience that they won’t buy in here anyway.

Again, we want to make sure that everyone knows that we love transacting business at DeBordieu with area realtors. We want to make it easy and lucrative! Please let me know if you have any questions.

Too Many Cooks?

Not even "too many cooks" could spoil these kitchens at DeBordieu, just south of Pawleys Island, South Carolina, where there are some gorgeous, yet extremely functional kitchens of all kinds.

Let's face it, the kitchen is the center of activity of most homes. It's a place where a huge array of work is done. The kitchen is the place where the meal is prepared, and in many cases, served, except, of course, at my house, where we mostly use the kitchen phone to call in take out, lol.

While some families prefer a kitchen that’s open to the dining area and living room, others prefer a more formal dining experience and keep the kitchen closed off from other areas of the home. That way, what happens in the kitchen, stays in the kitchen.

Just as the scrumptious creations that are produced in the kitchen are subject to the unique taste of the individual, so are kitchen designs.

Whether your taste lends itself to the galley, the L Shaped, U Shaped or Island Shaped, the kitchen, many times, is the heart of the home, the centerpiece. Because every member of the family is bound to be found in the kitchen at various times in the day, it’s a place where each member can connect.

Because my favorite thing to make for dinner is reservations….this doesn’t really apply to me, but in most cases, the kitchen is where the typical homemaker spends most of her (or his) time. That is why it is very important that the kitchen space is efficient, convenient, and comfortable.

Each one of the kitchens featured on this page can be found in homes currently for sale at DeBordieu. Click on each picture and you’ll be linked to information about the home.

Golf on Super Bowl Sunday?

Heck Ya!
Here at DeBordieu, about an hour north of Charleston, SC, it was a sunny, 75 degree, perfect day! Since we we had plans to watch the game at a friend's house, I had no Super Bowl Party preparations to make, so I actually got out there and played a few holes!

This morning, I read this great little blog post from GolfStinks.com, and want to share it with you. As you read it, please note that these pictures of DeBordieu's Pete Dye Golf Course will link you to lots that are currently available for sale. Just click on the pictures and you'll get all the details.

Golf On Super Bowl Sunday? By Chris Chirico

Well, that was my favorite day of the year. People always ask others, "What's your favorite holiday?" Generally I answer with Halloween, Thanksgiving or Christmas, depending upon....well, actually I don't know what it depends upon. My answer just tends to change. But I think I'm going to start being more consistent with my response. From this point on, my answer is going to be Super Bowl Sunday.
After all, I think more people celebrate, or gather for, Super Bowl Sunday than any holiday. People of all race, religion and sex celebrate the championship game of the greatest spectator sport going. Even people who aren't really into football are there for the celebration! And whether the game is competitive or not, it doesn't make a difference. My eyes are pretty much glued to the TV until the final whistle...and then some.

But even on Super Bowl Sunday, I'll still make some time for another love - golf. Not a real round, it's too cold for that and it takes too long. I can't have any potential interruptions to either the game or the preparations leading up to it. I'm talking about indoor golf. Or, more specifically, the golf simulator.

Now, I've mentioned before that I believe the simulator is more of a giant game video game than it is a useful tool. It's inaccurate distance-wise, doesn't have a real "golf course feel" obviously, and I'm not sure how accurate it is a far slices and hooks. But that doesn't make it any less fun! And much like regular golf, that's all I'm really there for.

So when the invitation was extended earlier in the week, I was in immediately. I think to myself that using the simulator is more than just a game. It's a way to get a few swings in over the winter. It will help me to stay in "golf shape" so I don't hit the course next year looking like I've never swung a club in my life. But then I think further to myself..."Who am I kidding? I don't really give a crap about that. I just want to play a big video game!" I've still got a whole lot of kid in my heart, so the simulator is right up my alley...and I'm not going to pass up the opportunity. But...the tee-time was beginning to cut things a little close. After all, it is Super Bowl Sunday still. But for the golf simulator I'm willing to risk cutting into a little bit of prep time. We had to change the tee-time twice. One more change and I may have had to backout. I have also mentioned before, for me, golf takes a backseat to football. And that's real golf! The simulator has no chance! But I was there. I was there on Super Bowl Sunday. On the greatest day of the year for sports fans, I made sure to squeeze in a little bit of golf. Even if it was just a video game, nonetheless, I was there... Swing 'til you're happy!
