Good Friends at DeBordieu!

Good Friends is my favorite local charity! It’s an organization of women committed to raising money in order to provide financial assistance to individuals who are disadvantaged or in need in Georgetown County, SC. GF Mel maryanne and Ilka
GOOD FRIENDS hosts an annual December Luncheon – one hour on one day-when the women of Georgetown County Gather for a lovely holiday occasion unlike any other.  The Luncheon is a celebration of music, flowers and FRIENDS.  (last year there were even dancers!) Hundreds of women gather one time a year for a single purpose-to be a FRIEND to someone we do not know but someone whose life will be changed through our FRIENDSHIP.
GF invitation 2013

I’m particularly excited this year, because this is the first year the annual luncheon will be held at the DeBordieu Clubhouse!
100% of the money raised by GOOD FRIENDS is administered by Georgetown County Department Of Social Services
GF Leigh's table
to supplement services to people in a desperate situation who are not eligible for State assistance.  Without GOOD FRIENDS they would otherwise “Fall through the cracks.”
Although GOOD FRIENDs is a relatively new organization in Georgetown County it is modeled after an organization of men called Good Fellows that began in 1917.  A female counterpart was Established in 1987 in Charlotte.  Jenks Trotter was instrumental in founding GOOD FRIENDS of Georgetown County in 2000. GFSanta
In the last twelve years, women of Georgetown County have contributed Over $435,000 to positively impact the lives of people in need who live in our community.  A contribution to GOOD FRIENDS is an unconditional gift to help someone you don’t even know without expectations for anything in return- a true gift from the heart.
♥         It may be the person in the car next to you at the stoplight who was able to get a new tire so he can drive his car to a job that will support his family.
♥         It may be the elderly woman who had no heat in her trailer but was able to get an adequate heater and no longer has to use her oven for heat.
♥          It may be the mother who was able to buy coats, hats and boots for her children so they could go to school in frigid temperatures.

Because of GOOD  FRIENDS, there are many heart-warming stories that make our community a better place.  But there are more people in desperate situations that ever before and we need EVERY WOMAN AND MAN in Georgetown County to get involved.

Everything you need to get from tee to green is in the new set of Tight Lies— one of golf’s beloved brands for over 10 years! This new complete set of clubs is designed with game improvement features and technology for any golfer who wants to get more distance, accuracy and easy‑to‑hit playability from their golf clubs.
Below is an article about the Adams Tight Lies fairway Woods by Golf Digest’s Zak Kozuchowski. (The pictures of the DeBordieu Club private Pete Dye Golf Course are actually linked to golf course lots currently available for sale. As you read the article, click on the pictures for more details about the homesites.)
“The original Tight Lies fairway woods from Adams Golf were launched in 1995, but 18 years later golfers might need them now more than ever.
Lot 21 17th teesThat’s because of the design of today’s fairway woods, which are much larger than the fairway woods of the past. That added size, combined with breakthroughs in materials and design, has allowed them to fly faster and farther than ever before.
Lot #10 Collins Meadow $299,000 Hole #8
Lot #10 Collins Meadow $285,000 Hole #8
But the added distance hasn’t done much to solve the No. 1 problem most golfers have with fairway woods – from anywhere but off the tee or from a perfect lie in the fairway, they’re extremely hard to get airborne.
Lot 291 Bonnyneck $298,000 Hole #10
Lot 291 Bonnyneck $298,000 Hole #10

That’s why Adams is releasing a 2013 version of the Tight Lies fairway woods, which like the original design will give golfers the confidence to hit a fairway wood even when the lie isn’t perfect.
According to Mike Fox, director of product line management for Adams Golf, the average size of a fairway wood currently hovers around 175 cubic centimeters. But the new Tight Lies fairway woods are only 133 cubic centimeters, and have a shallow, low-profile design that makes them extremely forgiving and easy to get airborne.
Generally, smaller, low-profile fairway woods lack the distance of larger, deeper-face designs, but Fox said that golfers shouldn’t worry about losing yards with the Tight Lies. That because for the first time, Adams is using its “Cut-Through Slot Design” in a fairway wood –  slots on the crown and sole of the club that increase spring-like effect.
lot 321 with arrowThe Cut-Thru design allows the Tight Lies to have a characteristic time of 220, which is twice as high as the originals. And despite the fact that the Tight Lies are higher spinning than Adams’ larger, deeper-faced Super S and LS fairway woods, and have a slightly lower CT, many golfers will actually hit the Tight Lies farther than those clubs because of the increased carry and consistency.”
So don’t forget to sign up for an appointment for your demo at DeBordieu Club!

DeBordieu casts the perfect Dye!

Who remembers this DeBordieu poster???? Pete Dye Poster
It was produced way back in 1986, when I first started working at DeBordieu, (marketing real estate and club memberships) but for the life of me, I can't remember the artist's name. (If YOU know,  please let me know.)

We wanted to produce a poster to commemorate the collaborative efforts of Pete Dye and his son P. B. Dye, and the fantastic job they did designing the private golf course at DeBordieu Club.

DeBordieu's Hole #4
Hole #4 is said to be Pete's favorite hole at DeBordieu, so it was the golf hole we featured. These posters are hanging many homes at DeBordieu, and some in homes of cities like Charlotte, Columbia and Atalanta, where people have their primary residences and use DeBordieu as their place to get away from the maddening crowd. The entertainment value of being able to watch your fellow club members hit their tee shots across the lake is priceless!

If you're interested in building a home with a great water view across this par 3, you'll enjoy knowing that Lot #53 Wallace Pate Drive is for sale. The lot is loaded with oaks, and is located just a quick golf cart ride to the Golf Clubhouse, Oceanfront Beach Club, Tennis Club and boat landing access to some of the best fishing on the East Coast! Lot #53 Dimensions are 120 x 203 x 99x 203. DebClubHole#4 DeBordieu Colony is an oceanfront community located just south of Pawleys Island, South Carolina featuring private golf and tennis, saltwater creek access to the ocean, a manned security gate, and luxury homes and villas surrounded by hundreds of acres of wildlife and nature preserves.

6 tips to SELL your home!

Having shared many of these tips with my listing clients at DeBordieu, the private ocean front community just south of Pawleys Island, SC, I found this article from Better Homes and Gardens  spot on!!!! Wicker Dining
“Selling? Quick and easy ways to boost your home’s value and appeal!” boost your home’s value and appeal!” The links within the article take you to some of their great ideas. The pictures herein represent homes that are currently on the market at DeBordieu and will link you to more information about those homes.

1) Neutralize Your Homejen foyer

To sell your home quickly and appeal to the largest possible buying segment, keep colors in mind when painting or replacing carpeting. These improvements can net big benefits in a raised sale price.
Cotter Foyer– Expose hardwood floors. The popularity of hardwood floors is undeniable and can drastically raise your asking price.
– Install beige carpet if you don’t have hardwood floors. This investment can make a home seem fresher.
– Avoid non-mainstream colors on your walls. If you have a vibrant hue, consider painting over it in a neutral shade.Goodrich bedroom
– Choose colors that are soft and easy on the eye. White walls are not acceptable in today’s market. Tan is the new neutral that most homeowners prefer and it can make a space seem newer, larger, and more expensive looking.
– Take down wallpaper or borders. They are like pieces of art; it might not be to everyone’s taste.
2) Complete Needed Repairs
If something needs repair, fix it. Chances are you’ve become accustomed to these flaws, but a homebuyer won’t be. Owner neglect will only lower the asking price or lengthen the time required to sell.
TRN master BR
– Ask a Realtor to go through your home and point out what repairs need to be done to the home before it goes on the market.
– Make needed repairs to your home before the first showing to save you stress and money in the long run.
– Have everything up to date. Homebuyers often require that an inspector go through the home, so it’s wise to already be one step ahead of the game.
– Keep your home in tip-top shape with everyday upkeep and cleaning to make your home look better for the sale.
– Make safety repairs. Fix uneven or badly cracked cement on the front walk, repair loose railings, and replace broken windows and panes that can raise security issues.

3) Minimize Clutterpap DR

An organized home will help buyers see its potential while also giving rooms a more spacious feel.
– Make your home look like a model house. Comb through it and pitch anything you don’t need or that isn’t going with you to the new home.
– Pack away unsightly or distracting items that are not necessary for the sale. This includes toys, out-of-season clothing, and everything on kitchen counters.Ragin kitchen
– Have a garage sale. Sell items that won’t fit with the size or style of your new home.
– Store extra furniture in a storage unit or at a relative’s home. Today’s furniture pieces are very large and can dwarf a room.
– Make your rooms feel larger. A quick rearrange can do the trick.

4) Create Curb AppealDAW front ext

If your home is unappealing on the outside, it will only make people wonder about what’s inside. To get people in the door, you’ll need to update your home’s exterior.
– Cut and trim all trees and bushes. Don’t let a shadowy or overgrown landscape distract from your home’s beauty.
LIT front ext– Welcome potential buyers with a pot of flowers on the doorstep. If you have a porch or a deck, stage them with pots of flowers and arrange furniture in a way that is welcoming.
– Clean and paint doors if necessary.
– Keep the grass nicely trimmed. A well-groomed lawn can be a major facelift for your outdoor area and a welcoming first impression, plus it doesn’t cost you anything.

5) Update Your Kitchen

Hager KitchenAs it is often referred to as “The Heart of the Home,” it is understood why special attention must be given to this space.
– Change out handles and knobs. Brass or silver finishes are most popular in homes today and can drastically update the look of your cabinets.
– Paint chipped or outdated cupboards and clean the floors. An immaculate kitchen is a sure selling point.Lit kitchen
– Reduce clutter. Clean counters of small appliances, food, and papers to maximize the appearance of workspaces.
– Keep appliances spotless. Clean off the top of the refrigerator and the handles on your refrigerator, dishwasher, and oven.

6) Add Finishing Touches

You’re almost ready for your first showing, but before you let anyone walk through those doors, spruce up and take care of some smaller details.
JOR bar– Take all paintings, belongings, and family photos off of the walls. To make the room seem less sterile, put one or two back on the wall.
– Restore walls to their original state. Holes and cracks left unfixed can concern a homebuyer who may not want to do a lot of repairs.
– Pack away family keepsakes so potential buyers can see themselves and their family in the home.
FRE den– Do a thorough cleaning of your home. Clean the carpet, scrub the walls and trim, and pick up all rooms.
Now…. if you need help with any of this, I will be happy to talk with about it, or even refer to you, My Assistant, who is a wiz at clutter control! You can contact me at TroiKaz@DeBordieu.com, or call me at 843-455-4523.
