Show and Tell at DeBordieu!
Show and Tell at DeBordieu !
When I do an office presentation at DeBordieu, located just south of Pawleys Island, South Carolina, I like to start with this infrared satellite photo showing DeBordieu’s borders.
With this photo I demonstrate to potential buyers that DeBordieu stretches 4 miles from the sales office on Hwy 17, to the ocean. To the north and west of DeBordieu is Arcadia Plantation, of which DeBordieu used to be a part, and Prince George, our “sister” community. To the south is Hobcaw Barony, thousands of acres never to be developed, and North Inlet, one of the most pristine estuaries on the East Coast, and some very fertile fishing grounds.
The photo also helps demonstrate DeBordieu’s low density development philosophy. Originally, DeBordieu was zoned for 2500 families on our 2700 acres. When the property changed hands, the density was cut in half to just 1250 families. While most developments in the 80s and 90s were trying to squeeze every building site they could into their plan, DeBordieu’s big number was cut, allowing for lower density, and larger homesites in the newest communities of Patewood North and Patewood South.
You drive about a mile into DeBordieu before you ever see the first house. I’ve been told that as some owners drive that mile, through our own conservation easement, never to be developed, the stress and tension they’ve brought in with them from HWY 17 just seems to melt into the forest.
Yep….it’s true….a picture can definitely say 1000 words. This one sure can! Call or email me if you have any questions.
There’s never been a better time to consider purchasing property at DeBordieu!

SAVE THIS HOME!
It’s worth more than A LOT! The owner of this wonderful old oceanfront beach house at DeBordieu has decided to simplify, cut expenses, and market this oceanfront property as a homesite. We’re seeing quite a few oceanfront “tear downs” in the Pawleys Island, South Carolina area. But there are those who think this house is not quite ready to be demolished, and is well worth saving. I happen to be one of those people.
With an asking price of $1,899,000, it’s like buying the land and getting the house for free! Now, it needs some TLC, and probably a new HVAC system soon. It would be great to use it as is, even put it on the rental program for a few years, and then decide if you could remodel it or remove it and build your dream home.
If you’re interested, you need to act quickly. BRING YOUR OFFER NOW….THE CLOCK IS TICKING…DEMOLITION HAPPENS SOON.
Below are more details about the house. Click Here or on the exterior picture to be linked to the info on the DeBordieu website and more pictures.
"Located on the north side of DeBordieu, this home is appropriately referred to as "Paradise Found." With a good rental history, this 7BR, 5.5 BA home is Perfect for entertaining a large family, the Kitchen opens to the Living and Dining Rooms. There are 3 bedrooms on the main floor, 3 upstairs, and one on the ground floor along with the playroom and second full kitchen. The view from the "tower" is stunning. Other features include wet bar, whirlpool tub, open porches and decks, outside showers, fish sink, BBQ pit, plantation shutters, and gas fireplace."

Beach Sweep is this Saturday!
DeBordieu/Pawleys Island Beach Sweep is this Saturday, September 18.
Beach Sweep/River Sweep is South Carolina's largest one-day volunteer cleanup event of its kind. Every 3rd Saturday in September thousands of South Carolinians clear beaches, rivers, lakes, marshes, and swamps of aquatic debris.
DeBordieu Colony owner/volunteers are encouraged to “Bring Your Gloves, Wear your Walking shoes, and Meet at the Pavilion Rec Center at 11:30 am."
The cleanup, organized by the S.C. Sea Grant Consortium and S.C. Department of Natural Resources, has taken place annually since 1988 - when Sea Grant first started it. The Sweep takes place in conjunction with the International Coastal Cleanup, coordinated by the Ocean Conservancy. Once the Sweep is over, the Ocean Conservancy tallies all of the debris data. This data helps us learn the sources of litter so we can stop pollution before it starts.
Aquatic debris is a danger to our wildlife, our safety, and our economy. DeBordieu, Pawleys Island, and the entire coast of South Carolina is so very fortunate to have such a vast amount of wonderful aquatic resources.
Beach Sweep is a great way to care for those natural resources. If you are a DeBordieu property owner and wish to sign-up, please contact:
Geoff Groat, geoffgroat@debordieu.com or the
DCCA Adminstration Office, dcaadmin@debordieucolony.org.
Oh, and by the way, while you’re out there on that beautiful beach, please let me know if you have questions about any of the great opportunities to own oceanfront property at DeBordieu! Or feel free to search the website, www.DeBordieu.com.

DeBordieu Owners In the News!
When I saw the article last week in the Georgetown Times about the owners of Augustus & Carolina, it truly made me smile. David and Kathyrn Kossove are delightful people with whom I've had the opportunity to become acquainted through listing their oceanfront home in DeBordieu. But the article speaks volumes about their background, about which, I had no idea. Click Here to read this great article.
Oh….by the way, Click Here for details about their oceanfront home…… it’s a doozie! And let me know, if you know someone that might have an interest.

Here's an excerpt:
In 2004, the Kossoves decided to move to Georgetown County, finding a beach front home in the DeBordieu Colony, a gated community near the city.
“We came here on weekends and we didn’t even know about Georgetown,” Kossove said. “When we did come down to Georgetown, we fell in love with it.”
Originally planning to retire and spend some time relaxing, Kossove met local businessman Steve Rothrock and purchased his furniture company called Augustus & Carolina. He and Kathryn decided to continue using the name.
Since then, the Kossoves have grown the company using their connections in Asia and expanded it to include an outdoor furniture store, a custom interiors company, a rug gallery and a small cafe.
Buying directly from manufacturers allows them to offer prices that are hard to find anywhere else, Kossove said.
Jeff and I stopped in the store one day last week and marveled at the incredible furniture and furnishings for indoor and outdoor living. And the cupcakes in the little cafĂ©…..well…..let’s just say they’re a MUST!
So, congratulations to the Kossoves for not only running an excellent business, but scoring some good press!

Ya, I Pray About My Business. SO?
There….I said it. I’ve been really hesitant to write this blog entry because I didn’t want to appear to be bragging, or like I was using my faith to boost my business. But SOMETHING keeps nudging me to write it, so here goes.
I pray about my business….almost every day.
I pray that God will use me as to be a facilitator of His will for the Buyers and Sellers with whom I do business. I pray that He will empower me to use the gifts and talents He has given me to be that facilitator. I also pray that he will keep my character defects in check so I don’t get over-emotional and cuss when things don’t go quite right.
August 26, 2010 was the biggest day of my career. The closings of two very difficult transactions were delayed and ended up being on the same day to the tune of $3.5Million. I am so very grateful to the Buyers, Sellers, Realtors, Attorneys, Paralegals, Inspectors, Mortgage Lenders, Insurance people, Contractors, and everyone else who came into contact with everyone I just named.
Above all, I am grateful to God for giving me the patience, tolerance, acceptance, persistence, and endurance, to see the transactions through to the end without blowing up and blowing the deals. I’m grateful that He brought me back to DeBordieu almost a year ago. And I’m grateful for the people He has put in my path, including my family, who have enabled me to hone my skills along the way.
I’m not bragging….I’m just saying……there’s no way I would be as successful as I am without Divine Intervention. Philippians 4:13 says, “I can do all things through Christ who strengthens me.” That has proven to be true for me this year. So I think I’ll keep praying.
There has never been a better time to “prayerfully” consider a purchase at DeBordieu.

DeBordieu has your Corner Covered!
There are many advantages to living in a home built on a corner, particularly in a neighborhood like DeBordieu, located just south of Pawleys Island, South Carolina. Some of these advantages to corner lots are practical, while others are aesthetic.
Gardening enthusiasts love corner lots because it enables them to showcase their landscaping and provide even greater curb appeal. In particular, Lot 109 Wood Stork Lane in the quiet Patewood North neighborhood of DeBordieu is located on a corner overlooking a beautiful, serene lake. Click here for information on Lot 109.
People who enjoy more privacy love a corner lot because there is not a neighbor on one side, which can give the home elbow room and a more prestigious look because it’s not “boxed in.” These folks tend to add additional landscaping to provide a more private setting for the side of their back yard that exposed to the street.
When considering parking, corner lots are great because they can allow for a side load garage, and even a circular drive, like the 4 bedroom Holcombe House at 521 Bonneyneck Drive in DeBordieu. Click here for information on the Holcombe House.
Jeff and I built our home on a corner lot where most afternoons you can watch my daughter and her gang of neighborhood kids engaging in a riveting game of whiffle-ball, which they can do only because we are on the corner.
Whether you are considering a home or a lot, there truly are a number of advantages to buying a corner property.
