Hit the Roof at DeBordieu!
Ocean breezes and breathtaking views of the Atlantic, North Inlet and Hobcaw Barony are best seen from some of the roof top decks at DeBordieu, just a few miles south of Pawleys Island, South Carolina. Having grown in popularity over the past few years, rooftop decks not only increase the view potential, but also a home's marketability.

With some decks, you ascend a stairway or built-in ladder and pop a water-tight hatch to get up to the roof to enjoy the views and wonderful ocean breezes.

With the house on the right, on DeBordieu's Island Green, it's a bit more convenient, you just walk up the stairs from the back deck on the top floor, and there you are, with convenient access to the powder room for when it's time to take a break. Enjoy your sunrise coffee, sunset cocktail, or a day of sunbathing!

"The Unexpected Visitor" at DeBordieu!
About 15 years ago, I was blessed with the experience of meeting Margaret and N.B. Baroody when I was given the opportunity to assist them in choosing a homesite in DeBordieu. Since then, they've become not only two of my favorite clients, but also, two of my favorite people.
The Baroody's second book of inspirational passages and gorgeous photography, much of which took place at DeBordieu has now been published. I would like to share this publication with you at a book signing this Wednesday, May 26, 2-5 p.m. at the Baroody’s home, 256 Ocean Green Drive, on the south end of DeBordieu’s island. Margaret Baroody will be on hand to sign copies of the book that will be available to purchase.

The added bonus is that this home is also listed for sale, so you will have the opportunity to preview the home for any clients or friends that may be interested in a near beach value.
Click here for information about the home.
If you plan to come, and are not an owner at DeBordieu, please call me at 843-455-4523, or email me at TroiKaz@DeBordieu.com, so that I can insure that access is arranged for you at the security gate.
If you are unable to attend, but are interested in the book, please know that it will soon be available at local bookstores, or it can be ordered directly from the publisher’s website, http://www.jogglingboardpress.com/books/unexpectedvisitor.html. There is also another local book signing scheduled for Wednesday, June 19 at Harborwalk Books in Georgetown from
1-3 p.m.
I hope to see you Wednesday!

The 4th Little Pig used ICF Construction!
Whether you are considering building a home in DeBordieu or Pawleys Island, South Carolina, using Insulated Concrete Forms, or ICF, is probably the best idea to come along since bacon bits!
The benefits of building with ICF include energy savings, fire resistance, superior structural integrity, resistance to natural disasters, and an ecologically sound building process, just to name a few.
It’s been said that once you’ve built or lived in a quiet, comfortable, energy efficient ICF home, you will undoubtedly never go back to a stick-built. They say that the quality is similar to the difference between Hoover Dam and a dam built by a beaver. Now we have quite a few beavers in DeBordieu, but we don’t let them build houses here.
This new listing in DeBordieu is ICF construction - its 3490 Htd. Sq. Ft., 4 BRs, 4.5 baths, on a huge lot that backs up to DeBordieu’s nature preserve. At $790,000, it’s priced to sell….so call me and come see it quickly!

Viva La VILLA!
“Yes Virginia, you CAN get into DeBordieu for less than $700,000!”
Did you know that in DeBordieu, there are 6 neighborhoods of villas? Some of the most popular are located, smack dab in the middle of the golf course!

Most of them, like this Fairway Oaks Villa that just listed for $698,000 are actually free-standing detached homes that are covered by a homeowners regime. These are also sometimes referred to as “Zero Lot Line" homes.
Some of the advantages of purchasing a villa in DeBordieu include the fact that the HOA takes care of all the maintenance of the exterior, the landscaping, and the pool! While they make great second homes, there are a few folks who live in Fairway Oaks full-time! They’ve been very popular over the years, not only because they are beautiful, but also because they are conveniently located in the heart of DeBordieu, within a short golf cart ride to DeBordieu’s oceanfront beach club, golf clubhouse, boat landing and tennis center.
Fairway Oaks Villa #5, featured here, has just been beautifully remodeled with a fabulously updated kitchen, master suite, Carolina room and enlarged deck overlooking DeBordieu’s spectacular Pete Dye golf course.

For more detailed information about Fairway Oaks Villa #5, or any of the other villas on the market in DeBordieu, visit the website or give me a call.

"Going Broody at DeBordieu!
Take a look at some of these great pictures we got the other day of some egrets nesting at DeBordieu, just south of Pawleys Island.
Nesting is a natural instinct shared by birds and humans alike, when preparing a home for their families. In birds it is known as "going broody", and is characterized by the insistence to stay on the nest as much as possible, and by laying new eggs.

In people, it’s characteristics range from cleaning out closets....to buying a new home!
Egrets nest in colonies, building nests in medium-sized trees. The nests are built of small sticks, usually over or near water, and sometimes lined with softer materials like grasses. Usually, 3, pale bluish-green eggs are laid. Both parents take turns incubating the eggs and feeding the chicks.
This colony of egrets is nesting in DeBordieu Colony, on a gorgeous tree, in the middle of a lagoon in the Island Green neighborhood, across the street from the beach. The pictures were taken from the back porch of the Miller Home, which is an incredible value, currently for sale at $1,195,000. Click here for details. The entertainment, provided by the egrets, comes at no extra charge.
