A Creek Runs Through It

DeBordieu is a truly unique oceanfront community located just north of Charleston, South Carolina featuring private golf and tennis, saltwater creek access to the ocean, a manned security gate, and luxury homes and villas surrounded by hundreds of acres of wildlife and nature preserves.
One of the most wonderful features DeBordieu offers is access to North Inlet, via the private boat landing available to DeBordieu property owners. Because of this boat landing, DeBordieu residents do not necessarily have to live right on the creek to enjoy boating and fishing in one of North America’s most pristine estuaries.
Now, if you would like to keep your boat in the creek behind your back yard, DeBordieu has a number of properties available that would allow you to do just that. Please click on the picture of the homes featured here for more details, or visit www.DeBordieu.com for a complete list of creek front homes.
Legend has it that when the Marquis de Lafayette made his South Carolina land fall on North Island during the American Revolution, and gazed upon creeks and marshlands of what is now DeBordieu, he was so enthralled by the natural beauty, he proclaimed that it must surely be the “borderland of God”, D’abord Dieu.
Come see DeBordieu for yourself. Call 843-455-4523, or email TroiKaz@DeBordieu.com

Life's a Beach

Lot 11, Pioneer Place Loop
Whether you walk on it, sit on it, or just like to look at it, living in a community that has access to a beach is very important to many people who choose South Carolina for their permanent residence, or second home.
78 Ocean Park Loop

The beach at DeBordieu stretches from Pawleys Inlet to North Inlet. It’s six and a half miles long, uncrowded and gorgeous. You really have to see it to appreciate just how special it is.

DeBordieu fronts 2 miles of this oceanfront land, has access to two miles to the north, in front of Arcadia Plantation and Prince George, and two and a half miles to the south, in front of Hobcaw Barony, the nature preserve next door, which has been placed in an education and research trust.  When you walk on this particular part of the beach, there are no homes.

In fact, there is not another oceanfront home for 60 miles until you get down to Charleston due to all of the protected barrier islands south of DeBordieu.
1425 DeBordieu Boulevard

While many folks choose to live right on the beach, like those in the homes featured on this page, it’s nice that at DeBordieu, you don’t have to live directly ON the beach to enjoy it. In addition to the number of beach accesses on the island, DeBordieu Club features a 10-acre beach club devoted to fun and merrymaking. Many DeBordieu residents enjoy hopping on their golf cart, and following the nature trail to the beach club wherethey can spend time with their family building a sand castle on the beach, swimming at one of the pools, sipping a cocktail at the Tiki Hut Bar, or dining overlooking the ocean. (Click on the pictures for more information.)

20 Biscuit Court
The beach at DeBordieu will play a big part in the economic recovery of the local real estate market that is underway. It’s been said that communities that feature natural amenities, like the beaches at DeBordieu, Pawleys Island and Litchfield will recover more quickly than some of the other communities that are seen as more risky options. We’re seeing that recovery beginning to happen now, but it’s still a “Buyer’s Market.” Even though we’ve seen an increase in interest levels, prices remain stable and have not started increasing ……………….YET.

OCEAN HOME Features DeBordieu Beach House!

I'm delighted to be "guest blogging" for OCEAN HOME's online magazine. Below is my latest blog post about the Cotter Beach House on Sea Biscuit Court. Enjoy!

Pawleys Island Style Presents Ultimate Comfort and Luxury

Luxe Living: Pawleys Island Style
“Luxury must be comfortable, otherwise, it’s not luxury.” ~ Coco Chanel
Coco would have loved this traditional “Pawleys Island Style” beach house at DeBordieu because it’s about as comfortable as you can get, yet it’s very close to luxurious fine dining, private championship golf, and miles of spectacular beaches.
Located about an hour north of Charleston, South Carolina, Pawleys Island is one of the oldest summer resorts on the East Coast. In the Early 1700s, families of rice planters who owned plantations on the rivers nearby would come to Pawleys Island to escape the heat, mosquitoes and malaria. The seashore was considered much healthier, and much more comfortable. Each year they would come in May, and stay until about November.
Twelve of those original Pawleys Island residences still remain in the historic district where people still come to enjoy a care-free, laid-back lifestyle. Homes and cottages have been built since then in the same casual, comfortable style that is perfect for family gatherings.  The term, “Arrogantly Shabby” has been coined to refer to those great older homes and cottages and some of the newer residences that mimic their casual design.

Walk this way: experience the beach at your fingertips
Just a couple miles south of Pawleys, this DeBordieu beach home located at 20 Sea Biscuit Court, it has that same, rustic, comfortable “Pawleys Island Style” that promotes good times with family and friends. Whether you choose to walk the 6 ½ miles of secluded beach, fish in the creeks of pristine North Inlet, or play a round of golf on DeBordieu’s Championship Pete Dye Golf Course, having a comfortable home to return to will certainly enhance your experience.
Boasting 6 bedrooms, 8 baths, and 5400 heated square feet, its located on a huge corner lot on a quiet cul-de-sac. You can watch the sunrise over the ocean from the wraparound screen porch, or the sun deck .  While it’s not directly on the ocean front, it is right next to the beach access path providing quick and easy access to DeBordieu’s 6 ½ miles of beach. The drive through garage offers an opportunity to easily store and access your boat for a day in the creek. Other features of the home include: Heart Pine Floors, 2 Living Rooms, Formal Dining Room, Breakfast Room, wet bar with ice maker, 3 water heaters, 2 heat pumps, 2 fireplaces, 2 ovens, 2 outdoor showers, Jacuzzi Tub, Steam Shower, cedar lined closets, abundant storage and plenty of parking.
At the asking price of $1,398,200, 20 Sea Biscuit is one of DeBordieu’s best values, and would be an excellent addition to the DeBordieu Rental Program. Coco Channel would have loved it!

Loggerheads Nesting at DeBordieu

DeBordieu is in the lead so far this year in the number of  Loggerhead Sea Turtle nests according to an article in today's Georgetown Times. (Click here to read the article.)

Loggerhead sea turtles nest on South Carolina beaches May through October. SCUTE is one of 19 volunteer sea turtle protection projects along our coastline under the direction of the South Carolina Department of Natural Resources.

The 60 mile S.C.U.T.E. area extends from North Inlet in Georgetown County to North Myrtle Beach. DeBordieu and Hobcaw beaches typically account for 40-50% of the nests in this area.

Volunteers walk at sunrise during nesting season looking for the large turtle tracks leading from the ocean to the dunes and back. When tracks are found, volunteers use clues to determine the nest area. Pool cues are used to probe the sand and locate the egg chamber. An average nest of 120 ping pong size eggs may need to be moved if it is laid in an unsafe place such as below the spring tide line or in a high foot traffic area. Volunteers cover the nests with a plastic mesh to protect it from predators and erect a sign with the nesting date.
Here is a video taken last year on the beach at DeBordieu of a momma Loggerhead nesting in the middle of the day, which rarely happens.

At about 50 days of incubation, volunteers begin to look for a depression in the nest indicating hatching activity beneath. When a nest hatches usually at about 55-60 days, hatchlings make a mad dash to the ocean following the fluorescence of the waves as long as they are not lead astray by onshore lighting. Three days later, volunteers conduct a nest inventory near sunset. A notice is posted at the kiosk at DeBordieu’s main pool at the Beach Club giving the time and location. At the inventory, a volunteer tells visitors about the procedure and printed information is handed out. The nest contents are dug out and data is recorded. Sometimes live hatchlings are found in the nest that weren’t able to emerge on their own. Volunteers put the hatchlings on the beach and let them crawl to the ocean and ‘imprint’. At maturity, 25-30 years, female loggerheads will return to the beach of their birth to nest.
You can help loggerheads!
• Lights Out! Turn off oceanfront lights by 10 p.m. during nesting season. Lights can disorient adult turtles and hatchlings.
• Keep Our Beach Clean! Take your beach items home with you, fill in holes and leave the beach clean and clear at night for sea turtles.
• Avoid Disturbing Sea Turtles! If you see a sea turtle on the beach, crouch down and be still until she has started dropping her eggs. At that point you can move in closer, staying behind her and enjoy watching an age old wonder of nature!

Smart Design at DeBordieu

“Smart living now means smart designing, which is a total win-win for the client” says national award winning architect Jim Phelps of Charlotte North Carolina.

That was certainly the case for the home he smartly designed for the owners at 79 Sweetgrass Lane at DeBordieu, the private oceanfront golf community just north of Charleston, South Carolina.

Completed just four years ago, the home was recently put on the market due to the owners making a professional move away from the coast. (For complete details about the home, CLICK HERE, or on any of the pictures on this page.)

Jim Phelps specializes in luxury homes and estates from concept through construction. Their clients “enjoy the full service and attention of an elite creative design team which spends a generous amount of time designing the home and shopping every single product that will be incorporated into it from architectural elements and interior décor to appliances. The time invested results in a meticulous and personally developed design package that is then utilized to shop the construction phase. The design team helps the client select a preferred builder and then continues to preside over the building process to ensure that the end product is exactly what was intended and budgeted for. By far the best way to control costs, aesthetics and authenticity is to assemble the right team at the beginning. “

The builder chosen for this beautiful DeBordieu home was the very popular construction firm, Poulin Brothers of Murrells Inlet, SC, who have built many high-end homes in DeBordieu. It’s a stunning, European design, yet embodies a comfortable sense of Low-country living.
Its 4400 heated square feet offer formal and causal living spaces, an open gourmet kitchen, a main floor master suite, and a wonderful cul-de-sac setting on a beautiful lake. Conveniently located in the center of the community, this home is in close proximity to all that DeBordieu offers.

It’s a smart design, and certainly a win-win for a smart buyer.

Upside Down Homes at DeBordieu

People looking to really maximize their views of the ocean, creeks, marshes, lakes or the golf course at DeBordieu are choosing inverted floor plans to do so. These popular "upside-down" homes are found in every neighborhood of this private oceanfront golf community just north of Charleston, SC.

In most cases, the living areas and master suites are placed on the highest floor while the additional bedrooms are on the middle or lower floors.

Other benefits from choosing an inverted floor plan at DeBordieu include taking advantage of the prevailing breezes from the Atlantic Ocean and North Inlet, being able to have a more dramatic, vaulted ceiling, and bugs don’t often fly that high, making entertaining on open decks and porches much more fun. Until recently, most of the inverted floor plans found at DeBordieu were on the island, and used as second or vacation homes.

However, over the years, people found that so many of the homesites on the golf course and in the lake community at DeBordieu offered such spectacular views, that it’s become one of the preferred options for primary residences as well.

Most of the homes are built with an elevator, particularly for luggage and groceries, but if not, the architect will stack two big closets, one on top of the other, to provide an elevator shaft, should the owner decide to install one later.

Whether you desire a spectacular view of the ocean, inlet, creek, golf course, lake, or forest, a home with an inverted floor plan might just be the perfect option for you and your family.

Each of the pictures on this page is linked to the information about the home, with an inverted floorplan, currently for sale at DeBordieu.

Getting Away Close to Home

Sales of Vacation Homes are really picking up this spring, particularly at DeBordieu, the private, ocean front, golf community just north of Charleston, South Carolina. An article and video in today's Wall Street Journal explains why buyers are looking closer to home for their vacation spots.
A survey by the National Association of Realtors found that the median distance between a buyer's primary residence and his vacation home declined to 305 miles, which explains why DeBordieu has had so much interest from North Carolina markets like Charlotte (179 miles), Greensboro (223 miles), Salisbury (209 miles) and Raleigh (207 miles).

DeBordieu... It's a Wonderful Life.

If your dreams are of a place where nature is as protected as it is breathtaking and where a very private lifestyle of comfort, leisure and good taste flourishes, then DeBordieu is where you’ve always wished you could live.

As you enter the private gates and catch views here and there of DeBordieu’s 2700 awe-inspiring acres, you’ll quickly realize that DeBordieu is in a league of its own. Uncrowded and very peaceful, this exclusive, low-key coastal hide-away is a place where generations of families enjoy the perfect blend of splendid isolation and unmatched social and recreational amenities. It is, indeed, the very best of Carolina living.

Seek Sanctuary Here and find home.

You could travel around the world and never see more spectacular beaches than here at DeBordieu. Wide and welcoming, they are shell-covered and stretch for miles. And no matter the season, they never seem crowded.
But the ocean is only the beginning. All around you are freshwater lagoons and ponds, meandering tidal creeks, acres of golden marshlands, fish-filled channels and lush maritime forests. In fact, DeBordieu is surrounded by undisturbed forests and wildlife preserves including 600 acres given to Clemson University for the study and protection of this unique habitat. And within DeBordieu, less than half of its 2,700 acres are zoned for homesites and villas.  So it’s never a surprise to catch all sorts of wildlife roaming freely throughout the community.

With all these incredible waterfront settings, our residents can immerse themselves in a multitude of related activities.  There’s the ten-acre Beach Club complex that’s always the center of fun and relaxation.  The community boat landing and docks are loved by boaters.  And everything from fishing, shrimping, crabbing and oystering to swimming, sailing and kayaking offers unforgettable escapes from the pressures of everyday life.

DeBordieu begins at the sea and flows inland along freshwater creeks, wetlands and tidal creeks.

No matter how you slice it, golf is a favorite pastime at DeBordieu.  That’s due in large measure to the extraordinary design of the DeBordieu Club course by Pete and P.B. Dye.  It has received countless awards, ranks among the top layouts in the state, and if you love golf, it will lure you back day after day.  The Club is the private domain of members and their guests, so you can play almost any time you like.  And after a leisurely round, you can head back to the comfortable surroundings of our stunning Georgian-style Clubhouse.

The food and entertainment are as varied and appealing as everything else at DeBordieu.  Members can experience Lowcountry cuisine at its best in the oceanfront Beach Club, enjoy live musical entertainment at the Blue Heron Beach Grill, or relax at our Oceanside pool and gazebo bar.  If you love tennis, you’d be hard pressed to find a better place to enjoy a game than the Tennis Center’s eight Har-Tru courts – many of which are lighted for night play.  And our walking and bike paths provide endless opportunities for enjoying the great outdoors at DeBordieu year round.

Everyone is part of the family at DeBordieu.  So no matter what your interests may be, there’s always something on the social calendar that will appeal to you.  From traditional oyster roasts, elegant dinner dances and Friday evening mixers to a wide variety of hobby clubs and holiday festivities, you and your family will be warmly welcomed to join in the fun!

DeBordieu is truly a world apart, yet our secluded setting is only minutes away from some of the most appealing cities and attractions in the South.  The charming communities of Pawleys Island and Georgetown provide all the necessities of life and a great deal of enjoyment besides.  Romantic Charleston, with its exceptional assortment of restaurants, shopping, historic sites and cultural events, is just and hour south of our main gate.  And exciting Myrtle Beach, about 45 minutes north of us, also offers its own amazing array of dining establishments and shopping, nightlife, live entertainment theaters, and more than 100 championship golf courses.

A Collection Of Communities Create The Diversity Of DeBordieu Colony

As with any community, DeBordieu is a collection of neighborhoods.  Each is unique and residents live among others with similar interests and tastes.  The ocean community is comprised of homes directly on or very near the Atlantic.  Their wonderful views are rivaled only by their architecture.  When you visit DeBordieu, the abundance of marshes and creeks leading into North Inlet and the ocean beyond becomes evident.  The residents of the marsh community call these beautiful areas home, and many even have private docks.  Pete Dye knew the fairways of his course would one day be lined by our golf community, so he made sure it was as beautiful as it was challenging. The coastal forests of DeBordieu have for millennia nurtured life and provided sanctuary to native wildlife.  Little has changed, so forest community residents can enjoy the same in their very own backyard.

Too Many Cooks?

Not even "too many cooks" could spoil these kitchens at DeBordieu, just south of Pawleys Island, South Carolina, where there are some gorgeous, yet extremely functional kitchens of all kinds.

Let's face it, the kitchen is the center of activity of most homes. It's a place where a huge array of work is done. The kitchen is the place where the meal is prepared, and in many cases, served, except, of course, at my house, where we mostly use the kitchen phone to call in take out, lol.

While some families prefer a kitchen that’s open to the dining area and living room, others prefer a more formal dining experience and keep the kitchen closed off from other areas of the home. That way, what happens in the kitchen, stays in the kitchen.

Just as the scrumptious creations that are produced in the kitchen are subject to the unique taste of the individual, so are kitchen designs.

Whether your taste lends itself to the galley, the L Shaped, U Shaped or Island Shaped, the kitchen, many times, is the heart of the home, the centerpiece. Because every member of the family is bound to be found in the kitchen at various times in the day, it’s a place where each member can connect.

Because my favorite thing to make for dinner is reservations….this doesn’t really apply to me, but in most cases, the kitchen is where the typical homemaker spends most of her (or his) time. That is why it is very important that the kitchen space is efficient, convenient, and comfortable.

Each one of the kitchens featured on this page can be found in homes currently for sale at DeBordieu. Click on each picture and you’ll be linked to information about the home.

Golf on Super Bowl Sunday?

Heck Ya!
Here at DeBordieu, about an hour north of Charleston, SC, it was a sunny, 75 degree, perfect day! Since we we had plans to watch the game at a friend's house, I had no Super Bowl Party preparations to make, so I actually got out there and played a few holes!

This morning, I read this great little blog post from GolfStinks.com, and want to share it with you. As you read it, please note that these pictures of DeBordieu's Pete Dye Golf Course will link you to lots that are currently available for sale. Just click on the pictures and you'll get all the details.

Golf On Super Bowl Sunday? By Chris Chirico

Well, that was my favorite day of the year. People always ask others, "What's your favorite holiday?" Generally I answer with Halloween, Thanksgiving or Christmas, depending upon....well, actually I don't know what it depends upon. My answer just tends to change. But I think I'm going to start being more consistent with my response. From this point on, my answer is going to be Super Bowl Sunday.
After all, I think more people celebrate, or gather for, Super Bowl Sunday than any holiday. People of all race, religion and sex celebrate the championship game of the greatest spectator sport going. Even people who aren't really into football are there for the celebration! And whether the game is competitive or not, it doesn't make a difference. My eyes are pretty much glued to the TV until the final whistle...and then some.

But even on Super Bowl Sunday, I'll still make some time for another love - golf. Not a real round, it's too cold for that and it takes too long. I can't have any potential interruptions to either the game or the preparations leading up to it. I'm talking about indoor golf. Or, more specifically, the golf simulator.

Now, I've mentioned before that I believe the simulator is more of a giant game video game than it is a useful tool. It's inaccurate distance-wise, doesn't have a real "golf course feel" obviously, and I'm not sure how accurate it is a far slices and hooks. But that doesn't make it any less fun! And much like regular golf, that's all I'm really there for.

So when the invitation was extended earlier in the week, I was in immediately. I think to myself that using the simulator is more than just a game. It's a way to get a few swings in over the winter. It will help me to stay in "golf shape" so I don't hit the course next year looking like I've never swung a club in my life. But then I think further to myself..."Who am I kidding? I don't really give a crap about that. I just want to play a big video game!" I've still got a whole lot of kid in my heart, so the simulator is right up my alley...and I'm not going to pass up the opportunity. But...the tee-time was beginning to cut things a little close. After all, it is Super Bowl Sunday still. But for the golf simulator I'm willing to risk cutting into a little bit of prep time. We had to change the tee-time twice. One more change and I may have had to backout. I have also mentioned before, for me, golf takes a backseat to football. And that's real golf! The simulator has no chance! But I was there. I was there on Super Bowl Sunday. On the greatest day of the year for sports fans, I made sure to squeeze in a little bit of golf. Even if it was just a video game, nonetheless, I was there... Swing 'til you're happy!

When the Prophet Says Buy – BUY!

3049 Luvan Blvd

Thanks to the KCM group for blogging about John R. Talbott's predictions about the real estate market.

Talbot, a Goldman Sachs investment banker, bestselling author and economic consultant, is also somewhat of a prophet when it comes to housing.

He predicted the peak, he predicted the crash, and he is predicting that NOW IS THE TIME TO BUY A HOME, or refinance your existing home with a thirty-fixed rate mortgage.

In the article, which you can read here: http://bit.ly/KCMbuy he goes on to explain that his conclusion is based on four different metrics, all of which favor buying today:

1) Home Prices Relative to Peak Prices During the Bubble
2) Home Prices Relative to Construction Costs or Replacement Costs
3) Home Prices Relative to Incomes and Rents and
4) Home Prices in Real Terms, Not US Dollar Terms.

"Bottom Line If the person who called the real estate bubble and its bust says now is the time to buy, we believe it is time to buy."

I totally agree with Talbot and KCM.

People looking at buying in DeBordieu for either primary or secondary residences right now are knocking it out of the park in two very important areas.... VALUE and SECURITY. Prices are starting to rise. Last year DeBordieu was one of very few communities in the Pawleys Island area to sell a beach home over $2Million, and a golf course home over $1Million.
