In an interview with CBS News, Charlie Rose takes a good look at the womanbehind Garden & Gun's success, Rebecca Darwin, the President and CEO of themedia company she partners with Pierre Manigualt and DeBordieu resident, J. Edward Bell, III, thatowns Garden & Gun. In just four years, the magazine has become one of theindustry's most successful, and a favorite among DeBordieu owners.

When asked what she wantedreaders to know most about the south, she replied, "that we're all notstupid," which just cracked me up. My other favorite quote came from DavidDiBenedetto, the editor and chief. When talking about the content of themagazine, he said there would be "no religion, no politics, and no SECfootball." Don't Buy that Pink Sweater!

Or that foreclosure, unless it's absolutely perfect!

When will I learn? Thinking I would score BIG this year, I hit some after-Christmas Sales. It didn't happen.

OH.... I bought some stuff.... the usual..... 70% off hot pink sweater, about which, once I got it home, I remembered how ridiculous boat necks look on me.

OH... and the black plaid jacket that was going to look great with the pink sweater, even though it was too short to cover up the rather chubbier than normal mid-section I got for Christmas, BUT would be great once I lost 10 pounds, (that's probably not gonna happen either.)

"What does all this shopping talk have to do with real estate???" you might ask.

Well, let me tell you, I will never wear that pink sweater, with or without that plaid jacket. I would have been much better off waiting until the new spring lines come out and paying full price for an outfit I will actually wear, and therefore, recognize the value.

Similarly, should the real estate buyer who is in the market for a home, buy something that almost works for his family, simply because it’s a great deal? Or should he stay the course, and after negotiating the best price (which he can do because it is still a spectacular buyer’s market), purchase the home of his dreams that works perfectly for his family.

Bottom line…..Mr. and Mrs. Buyer, don’t just look for foreclosures and distressed properties. Don't buy that hot pink boat neck sweater because it almost works, or that ugly foreclosure. Look for a great value that gives you exactly what you want and negotiate the best possible price.

Ladies Birthday Luncheon
Knowing how much fun I have on my birthday, my good friend and Bible Study Buddy, Paula Ford invited me to be her guest last month at the monthly DeBordieu Ladies Birthday Luncheon. What a great way to get to know the neighbors, and have a gorgeous meal overlooking the ocean!

Why I May Never be Successful in Real Estate

I just got off the phone with a very nice DeBordieu property owner from North Carolina who wanted to put his lot on the market. In true "Troi Kaz fashion," I talked him right out of selling it, and into considering building and moving here instead.
(If I keep talking people out of selling their property, I may never be successful in this business.)

Anyway, he said one of the reasons he did not want to build was the conflict it would cause between him and his wife....(to which I had to laugh, remembering what my marriage counselor friend said once: "couples building houses: one of my biggest sources of job security!" HA!)

Quite a few Pawleys Island area buyers have commented to me that they would love to build a brand new home in a private, oceanfront, gated, golf community like DeBordieu, but because of the perception that it’s a hassle to get a loan, and go through the process of building a house, they are hesitant. DeBordieu Owners Care about Nature!

They buried the lead! All week long I’ve been seeing articles pop up here and there about the Beach Renourishment project at DeBordieu, the oceanfront community just north of Charleston, SC. At the END of one of the articles, I found the most important quote, by Lanning Risher, a DeBordieu property owner that has watched DeBordieu develop for about 40 years. He said, “you couldn’t find a group of people who care more about nature than the people at DeBordieu.’’I agree! I’ve been involved with DeBordieu since 1986. Everyone I’ve ever met that was involved in development or interested in becoming a part of this very special place was attracted to the overwhelming respect for nature DeBordieu property owners have.

In a nutshell, last month, the DeBordieu Colony Community Association decided to amend their current permit which included a long term plan of groin installation, to a shorter term plan of once again renourishing the beach by adding sand, but not the groins. It has been a very successful project in the past, will be much more palatable for those that opposed the original groin permit, and, if all goes as planned, will probably happen next winter. I’m ok with all that. It will cost less in the short term, which, in the current financial climate will be good for many current owners, and for those looking to purchase property here. Hopefully, a longer term solution will be re-visited down the road.

Blessed and Happy New Year!

Here it is, Saturday, December 31…. New Year’s Eve, the last day 0f 2011.

I’m sitting here at my desk, reflecting on the ups and downs of this past year and looking forward to what 2012 will bring.

In a nutshell, 2011 was a very good year for me, for which I am very grateful. My kids are thriving, my husband is terrific, and even though I have gained about 200 lbs. (no, not really, but that’s what if feels like) my health is pretty dang good.

Selling real estate at one of the most beautiful places on earth is what I do for a living and I had a very good year. I was telling my brother how blessed I was this year and he said to me, “Troi, have you ever noticed that the harder you work, the more you’re blessed?” I cracked up, as I do often when my very funny brother speaks, but then I got to thinking..... the Good Lord gave me my life, and the opportunities within, but I have a responsibility to be a good steward of those opportunities.

Now being “good” at anything doesn’t come naturally to me. I’m one of those people who need to be motivated and trained…

HOW to be a good wife....

HOW to be a good mom...

and HOW to accurately and enthusiastically present the features and benefits of DeBordieu in a way that, should it be God’s will for the buyers to buy, they will have that opportunity.

In a nutshell, I must do my part, so that God can work through me to facilitate His plan for all concerned in the real estate transactions in which I am involved.

So I thank God for this past year, and ask his guidance and direction for 2012.

I took some very nice folks from Sumter SC to lunch at the DeBordieu Golf Clubhouse after they closed on their lot last week. The decorations were absolutely stunning!

Since many DeBordieu owners make their primary homes in places like Charlotte NC, and Columbia SC, they don't get an opportunity to see the

Closings at DeBordieu -- way up!

All this recent real estate sales activity in the past month or so is pointing to two key behaviors of savvy real estate buyers in this market:

(1) they are choosing communities like DeBordieu that offer the most value, and

(2) they are buying and closing before the end of the year.

The timing issues are pretty obvious.

Just about everybody knows that on the coast of sunny South Carolina, we get most of our real estate sales activity between Easter and Labor Day.

Right now, sellers are looking at either sitting on their property through the long, not-so-cold, winter, OR they can consider and negotiate some of the offers being made by buyers who have the ability to close before the end of the year.

Creek Night at New and Improved DeBordieu Pavilion!

It's everyone's favorite event. It's casual. It's fun. And with the new improvements made to the DeBordieu Pavilion (a.k.a. the Olde Beach Club), it was a very special event, indeed!

Residents of this private oceanfront community just south of Pawleys Island, SC enjoyed dining on seafood delecacies caught in the creeks of North Inlet and prepared by their fellow neighbors.

"The second annual DeBordieu Club Celebrity Pro-Am on Nov. 7-8 in Georgetown is sold out at 32 foursome teams.
Current or former touring pros scheduled to take part include Charles Warren, Tommy Gainey, Dillard Pruitt, Billy Andrade, Jay Haas Jr. and Tommy Biershenk.
Three-time world long drive champion Bobby Wilson, local long drive competitor Tom Garber and touring pros with area ties including Zack Byrd, Michael Maness, Sam Lyons and Lauren Hunt have also been recruited to participate.
Bill Haas and Jay Haas had agreed to participate but both will be at the Australian Open at the request of U.S. Presidents Cup Captain Fred Couples.

Jay is Couples’ assistant, while Bill made the team after winning the FedEx Cub Championship.

“It’s good for the Haas’, congratulations to them,” said DeBordieu head pro and tournament director Shawn Roper. “We feel certain they’ll be participating in the event in the future. We just have to do a better job of scheduling so they don’t have conflicts.
“We’ll still have a very solid field of professionals.”
The tournament will benefit the South Carolina Chapter of the Cystic Fibrosis Foundation and is sponsored by Adams Golf. It is not open to spectators. The entry fee was between $250 and $500 per player."

AFFLUENT ABODES Writer visits DeBordieu
Affluent Abodes is a blog about Luxury Real Estate from all over the world. When you read it, you would think the writer is a sophisticated real estate expert with years of experience in the business.
The writer is a teenager.
But Cole Perkins is not just any ordinary

teenager. At just 14 years old, AFFLUENT ABODES is Cole’s second Luxury Real Estate blog.

I first met Cole when I saw his interview with Chris Smith (formerly of Tech Savvy Agent and currently the Chief Evangelist for Inman News). I immediately sent him two of my most luxurious listings, which he included on his 1st blog, LAVISH PROPERTIES. A few months later, Cole and his family stopped by on their way from Myrtle Beach to Charleston, SC. I had the opportunity to meet Cole’s parents and sisters and give them a little tour of DeBordieu.
This week, the Perkins family rented a house in DeBordieu, and Cole offered to intern with me. Cole got some good experience last summer working with a luxury general brokerage firm in New York City. I wanted to give him a taste of how an onsite real estate company works to sell a specific amenity community like DeBordieu. In turn, he offered to share with me some of what he has learned about how technology could improve my business.
I told him my goal was to have everyone looking for real estate on the coast of South Carolina to know that Troi Kaz specialized in DeBordieu and Pawleys Island, and that I particularly wanted to offer an alternative to folks who already knew about places like Kiawah a

nd Hilton Head Island, but perhaps had never heard of DeBordieu.
His first suggestion to me was to change the name of my Twitter profile from DeBordieuSC to Coastal_SC, which I did. Within 48 hours, I had 30 new followers! We’ve been tossing around a few other changes and projects I intend to implement over the next few months, so be on the lookout.

Cole has grown up with technology and actually attends Cyber School which is a combination of home school and public school. He says starting a blog was pretty easy for him considering he has 8 computers in his house! While most teenagers spend their time playing video games, Cole prefers to browse the web for high end real estate on sites like Realtor.com and tries to write a post a day.

NBC Football to feature Coach John McKissick and the Summerville Greenwave

One of my favorite parts of showing prospects around DeBordieu is when we ride by the home of John and Joann McKissick I get to say….” See that mailbox with the football on it? That belongs to the winningest coach in football history….. Coach John McKissick, from my alma mata, Summerville High School, home of the mighty Greenwave.”

Some recognize his name, but even more will after Sunday night, when Coach McKissick and Summerville will be featured in the Pre-Game Show on NBC’s Sunday Night Football Game between the Green Bay Packers and the Atlanta Falcons. I hear the segment will be called “An All-American Homecoming,” and will air at 7:30.

Coach McKissick is in his 60^th consecutive year as the head coach for the Summerville Greenwave. He has coached 10 state championship teams and notched 591 wins, which is more than any other football coach at any level! My dad, Archie Paris, used to keep stats for Coach McKissick, and actually hosted the first John McKissick Show. They were such good friends, that Coach McKissick actually gave the eulogy at my dad’s funeral, a day I will certainly never forget, and for which I will be forever grateful.

Wooden Boat Show Proceeds to fund Georgetown’s Maritime Museum
The Wooden Boat Show is a favorite annual event for folks that
live in DeBordieu, the private, oceanfront, golf community just south of Pawleys Island, and just north of Georgetown, SC.

This year's show, which takes place on Saturday, October 15, 2011 from 11-6 will feature one of the nation’s premier wooden boat exhibits, a boatbuilding competition, kid's model boatbuilding, boat raffles, maritime arts & crafts, food and music. These events will take place on the waterfront and in Historic Downtown Georgetown. Money raised through sales and donations will help fund the development of the Harbor Historical Association's maritime museum.

The X-Factor at DeBordieu

No…Simon Cowl is not coming to visit DeBordieu, or buy property here, but perhaps he should! The x-factor I’m talking about is with regard to building in DeBordieu, the private, oceanfront, golf community just south of Pawleys Island, SC.

I was looking for a concise synopsis of what the x-zone was, couldn’t find one, so I’m writing one. If, after reading, you have any questions, please call or email me at TroiKaz@DeBordieu.com. As you’re reading, please note that the pictures on this page are of lots currently available for sale in the X-zone. Click on the picture

and you will be linked to more information about the lot, its dimensions and additional pictures.

Anyone contemplating building near the coast needs to pay close attention to what kind of flood zone in which the home site is located, because this will make a difference in the type of home that can be built. FEMA has defined flood zones according to varying levels of flood risk. This information can be found in the community’s Flood Insurance Rate Map (FIRM) or Flood Hazard Boundary Map. Each zone reflects the severity type of flooding in the area.

In any coastal Carolina area, if you are thinking of building a “raised beach” style home, it doesn’t really matter which area you choose. But if you do not want to build “UP,” you’ll need to either choose a lot with very high elevation, or choose a lot in the x-zone.

The X-Zone is defined by FEMA as an area of moderate to minimalflood hazards. In DeBordieu, you are only required to build 36 inches from grade, so you can literally build almost on the ground, which is a preference for people like me, who don’t like to go up and down a whole lot of steps.

If you choose to build in the AE or V zones, then you must pay attention to the elevation of your lot to know how high your 1st living floor must be. For example, if you choose a lot in the AE 11 zone, and the elevation of the lot is 6 feet above sea level, then you only have to go 5 ft up with your 1st level. Many folks in that instance find that if they have to up 5 feet, they might as well go up 8 or 9 and park underneath, maximize the space on the lot, and take full advantage of the view.

In any case, whether you would like to build a raised home or not,

there has never been a better time to purchase a lot in the X-ZONE at DeBordieu.

“Extreme Home Makeover” for Tara Hall made possible by DeBordieu’s Rick Barnes

For the last few months, DeBordieu Property Owners Candy Barnes and her husband Rick, the men’s basketball coach at the University of Texas, have been working with contractors,

painters, and plumbers to make upgrades to the living quarters and recreation area for Tara Hall.

A long-term residential home and school for boys between the ages of 6-13 that have been neglected, troubled, and abused, Tara Hall offers an environment that meets all the physical, emotional, educational needs of the boys as they develop moral, spiritual, social and life skills.

Coach Barnes will say a few words about the work that has been done Thursday Oct. 6, when the newly refurbished home will be open to the public from 6-8pm.

From DeBordieu to the Moon!
I have been having WAY too much fun with Google Earth lately.
With version 6, I can fly from outer space right down to the streets of DeBordieu, the private, oceanfront, golf community just south of Pawleys Island.
The new “street view” integrated with the 3D environment, allows me to fly any place around the world and see 3D buildings and terrain.
What I really love about Google Earth 6, is that it allows me to capture images of properties on the market at DeBordieu, particularly homesites, so the potential buyer can see not only what the view corridor will be like once they build, but also the breeze corridor.
The picture of Lot 42 on the right, demonstrates the convenient beach access on the north side of the property for the exclusive use of Ocean Oaks residents.

This Google Earth image of Lot 68 on the left demonstrates that even though this homesite is located on hole #5 of DeBordieu’s private Pete Dye Golf Course, in the middle of the community, the open fairways toward the beach and creek will allow for a little extra breeze on those warm summer days.

These Google Earth images demonstrate views, breeze corridors, and also distances to the beach. which is very important to some buyers considering DeBordieu as a second home or permanant residence. Lot 31 in Dune Oaks (pictured to the right) would be an excellent choice for someone wanting a large lot within walking distance to the beach, with a water view, a high elevation, and abundant oak trees.

OWNER Financing.....I like it A LOT!

Owner Financing for land sales is becoming increasingly popular in DeBordieu, the private, oceanfront, golf community just south of Pawleys Island, SC, particularly in the area of lot sales. In fact, the lots pictured on this page all have Owner Financing available.
As lot loans from traditional lending institutions have become less and less available, more and more buyers are seeking homesites that offer owner financing as a way of securing land during this “buyers market,” and not having to build right away.
Basically, the seller of the property agrees to receive monthly payments from the buyer in place of the buyer obtaining a loan from a traditional lending institution. The seller will “hold” the mortgage and receive monthly payments from the buyer. The repayment terms (interest rate, term or length of repayment) are negotiated between the buyer and seller.
Because the buyer can bypass the hassles of traditional bank financing, it makes the property more attractive. It is highly recommended that an attorney is used to close the transaction, and that a licensed escrow company is employed to collect payments and manage the real estate contract.

Franklin Cup Tennis at DeBordieu
More Tennis activity takes place at DeBordieu this weekend as the 2011 Franklin Cup Jr. Tennis Event gets underway Saturday, September 10. The event is held each year in loving memory of Franklin R. Bauer, (1933-2004.)
We have a special guest this year, Mikael Pernfors, who will be at DeBordieu on Saturday and Sunday to coach, mingle and play with the kids. Saturday night during the BBQ dinner, Mikael will play an exhibition match against some of the kids as well and some of the local pros. According to DeBordieu Head Tennis Professional, Vlad handle, “If you have never seen Mikael in action, believe me it is a treat.”
Pernfors is a past French Open Finalist, (losing to Ivan Lendl). He won 3 singles titles on tour, reached a career high of #10 in the World and won 2 NCAA singles titles while at the University of Georgia. He currently plays on the Senior Tour with Jim Courier and the boys as well as competes in the Australian Open, French Open and Wimbledon Senior events. “He's a great guy”, said Vlad, "and I know you will all enjoy his insight into the game as well as his Swedish humor."

Pawleys Island Festival of Music and Arts!

One of the great things about living in DeBordieu, is being so close to all the cultural events that go on between here and Charleston SC. This month, it’s our own Pawleys Island Festival of Music and Art happening September 18 – October 2.
One of the highlights of the festival is The Wine Gala. Each year, festival attendees join together to sample fabulous wines from over 80 renowned wineries and enjoy delicious hors d’oeuvres.
This year's gala will be on Friday, September 23 at the Reserve Golf Club in Litchfield.

In addition to being one of the most popular events, The Wine Gala is a benefit for The Pawleys Island Festival of Music and Art.
The evening will also include a three hour dessert tasting, a silent auction full of wonderful trips, live entertainment, a complimentary wine glass and valet parking. DeBordieu Labor Day Celebration
DeBordieu Club Members and their guests will have a BIG time this Labor Day Weekend with special events happening on the golf course and the tennis center, but the BIG event is Sunday, September 4th on the Blue Heron Deck at the DeBordieu Oceanfront Beach Club!
The party starts at 6, and features musical entertainment by Coco Loco!

Good NIGHT Irene!
I took this picture this morning while I was riding around DeBordieu, just south of Pawleys Island, checking on my listings and a few of the properties I currently have under contract, in case there was any damage from Hurricane Irene. Much to my delight, there were a few small limbs down, and some beach erosion, mainly on our south end, but nothing too bad. Whew!
On Friday, Jeff and I realized that our son, Joey, was supposed to fly back to Ithaca College on Sunday morning, with a connecting flight in Philly. Hmmmmm. I am so glad we made the decision to put him on a plane mid-day Friday out of Charleston. He moved into his new, improved and much bigger dorm room by 9:30 that night. Joey enjoyed his summer in Pawleys Island, but is very happy to be back at school.
We continue to pray for our friends and family north of us who are currently being threatend by Hurricane Irene.

Good things are HATCHING at DeBordieu!
This is one of the most exciting times of the year for the DeBordieu chapter of SCUTE, which stands for South Carolina United Turtle Enthusiasts. Now is the time when the baby Loggerhead Sea Turtles, referred to as hatchlings, leave their nests and make their way to the Atlantic! SCUTE volunteers walk the beach everyday to check on the nests, and do all they can to protect the hatchlings from predators. When a nest hatches usually at about 55-60 days, hatchlings make a mad dash to the ocean following the fluorescence of the waves as long as they are not lead astray by onshore lighting. Three days later, volunteers conduct a nest inventory near sunset. A notice is posted at the kiosk at DeBordieu’s main pool at the Beach Club giving the time and location. At the inventory, a volunteer tells visitors about the procedure and printed information is handed out. The nest contents are dug out and data is recorded. Sometimes live hatchlings are found in the nest that weren’t able to emerge on their own. Volunteers put the hatchlings on the beach and let them crawl to the ocean and ‘imprint’. At maturity, 25-30 years, female loggerheads will generally return to the beach of their birth to nest. However, recent DNA studies show some turtles will nest many miles from where they hatched.

• Lights Out! Turn off oceanfront lights by 10 p.m. during nesting season. Lights can disorient adult turtles and hatchlings.
• Keep Our Beach Clean! Take your beach items home with you, fill in holes and leave the beach clean and clear at night for sea turtles.
• Avoid Disturbing Sea Turtles! If you see a sea turtle on the beach, crouch down and be still until she has started dropping her eggs. At that point you can move in closer, staying behind her and enjoy watching an age old wonder of nature!

PGA Tour Pros to participate in Charity Tournament at DeBordieu
I could never say it better than Alan Blondin of The Sun News, so I’m quoting his recent article below.)
“Champions Tour member Jay Haas and PGA Tour members Bill Haas and Tommy “Two Gloves” Gainey are among the pro golfers scheduled to be at the private DeBordieu Club in Georgetown for the second annual DeBordieu Club Celebrity Pro-Am on Nov. 7-8. The tournament will benefit the S.C. Chapter of the Cystic Fibrosis Foundation, is sponsored by Adams Golf and is not open to spectators.
The event will feature up to 30 teams comprised of four golfers along with a touring pro, celebrity or local PGA club professional. Others scheduled to participate include former New York Yankee Bobby Richardson, Coastal Carolina football coach David Bennett, Nationwide Tour pro Tommy Biershenk, eGolf Tour pro Jay Haas Jr., and 2010 RE/MAX Senior World Long Drive champion Bobby Wilson.
Former PGA Tour pro and current rules official Dillard Pruitt is also committed to the event. Pruitt is the brother-in-law of Jay Haas, who is married to his sister, Jan. In 2008 Pruitt’s wife, Fran, lost a lifelong battle with cystic fibrosis at the age of 46.
The event has a Texas Scramble format in which the best drive of the fivesome is selected and each player completes the hole with his own ball from that spot. The team’s best two individual net scores per hole will count.
For an entry fee of $1,000 per four-person team, players receive a tournament gift bag, on-course lunch and beverages, a practice round, two tournament rounds, eight tickets to both the auction pairings party and awards ceremony, and clinics by Wilson and Gainey.
For $2,000 per team, players also receive an Adams driver or two Adams hybrids. Players on teams entering before Sept. 15 receive an additional 20 raffle tickets.

The 4th ....from the 10th!
It’s hard to believe that DeBordieu’s 4th of July has come and gone , but I sure do have some great memories, not the least of which is the spectacular fireworks display at the DeBordieu Clubhouse. (See video of finale below)!
We had gone to see my son, Joey, sing with the Indigo Choral Society on the lawn of the Kaminski House in Georgetown and made it back to DeBordieu in the nik of time, right when they were starting.
As we drove down Bonneyneck, past DeBordieu’s Number 10 green, I noticed lots of folks had set up their lawn chairs and picnics there, right next to one of my favorite listings…..Lot 291, (with the star) which, is on the market for $298,000. All this time I’ve been promoting that lot as having gorgeous trees, a wide open view of fairways and lakes, and a great corridor to get cool breezes from the ocean and North Inlet, but I have neglected one key marketing point. From lot 291, and the home that could be built there, the view of the DeBordieu 4th of July Spectacular Firework display would be AWE-SOME!!!!! So I decided perhaps I should let you know about that, and about the other properties from which the fireworks would also be great.

Lafayette, a Fierce Spirit of Liberty, and a History Lesson from DeBordieu to Celebrate this Independence Day
North Island, just south of DeBordieu, on the coast of South Carolina, is known for its beauty, pristine coastline, and thriving maritime forest. But what many people do not realize is that North Island played a significant role in the birth of our nation. It's a story that you won’t hear about in the History Books.
Retired Col. Leroy Harrelson, a history buff and long time resident of DeBordieu, recently shared the North Island story with me.
During the Revolutionary War, a young, French nobleman, the Marquis de Lafayette had the desire to come here to help the struggling colonists early in the war. In an effort to stop him, his own government imprisoned him, but he escaped. The British warned him not to come, but somehow, he got his ships outfitted and headed across the Atlantic. His original destination, Charleston, was blockaded by warships, so he came on up the coast and made his American land fall on North Island. There he found a small colony of summer cottages and was welcomed by Major Benjamin Huger, who escorted him to Georgetown where he was outfitted with horses and provisions to continue his trip on up to Philadelphia.
Lafayette left his nobility. He left his wealth. He left his young bride and child. When asked why in the world he would do this, he replied that it was the FIERCE SPIRIT OF LIBERTY that existed among the colonists that drew him to this country.
Lafayette rendered distinguished service, was made a general, and was wounded. He concluded the war in the defense of Virginia and became very close to General George Washington, who later became Godfather to his children. The congress made him an honorary citizen of the United States. After the war, he came back and was received with great joy all over the country, particularly in Georgetown.
When that historic landfall was made at North Island, the legend is that Lafayette and some of his officers looked out upon this beautiful scene of North Inlet, the creeks, marshlands and forest that and named it a French word that means “by the side of God,” DeBordieu. When Col. Harrleson looks this very same scene from the back porch of his DeBordieu home, he sees it as a memorial to the strong principles and values on which this country was founded.
In fact, for the past 20 years, Col. Harrelson holds a special little private ceremony every Independence Day and every Memorial Day. Each of those days, he mounts the flag, steps back two spaces, renders a hand salute, thanks Almighty God for the blessing of living in a free land, asks for continued help that we can keep it that way, and thanks Him for the brave and visionary founding fathers who signed that Declaration of Independence, and for the thousands who made the supreme sacrifice who to defend that freedom.
Col. Harrelson urges all grandparents, parents, and teachers at every level to continue to pass along the history, traditions, and legacy of our families and our country. In closing he quoted 2nd Corinthians 3:17: "Now the Lord is that Spirit, and where the Spirit of the Lord is, there is liberty," and said, “God Bless you, God Bless all of America, and may we continue to live in the land of the free.”

The 4th at The "Dieu!"
It's shaping up to be a GREAT 4th of July Weekend for DeBordieu members and their guests at the private, oceanfront, golf community just south of Pawleys Island, South Carolina. One of the highlights of the weekend will be the Salute from the Shore! Here's a video from last year's Salute from Shore on DeBordieu Beach:
This year, the folks at DeBordieu will be holding a 30x60 foot flag as Air Force F-16 “Vipers” flown by 77th Fighter Squadron “The Gamblers” of the 20th Fighter Wing from Shaw Air Force Base in Sumter, SC execute a low altitude Flyover of the SC coast as participants Salute from the Shore wearing and waving the red, white and blue. The goal is to have 1 million people on the beaches and to capture the event on video from land and from the air. Everyone is asked to submit their own Patriotic videos, pictures and comments to salute@salutefromtheshore.org or to their Facebook Fan Page at “Salute from the Shore.”

"The course’s two last holes are as breathtaking as they are challenging and require both concentration and skill in order to score well. This hole doglegs to the right and it is there that you will find most of the danger. A long channel and marsh runs from tee to green. Drive your ball into the hill on the narrow fairway and try to stay left, for the fairway slopes down to the water. Not-So-Sweet Sixteen!
Can you pass the test of DeBordieu’s #16, just south of Pawleys Island, SC? The good news: NO WATER! The bad news: it’s still pretty brutal!
“Sixteen is a heroic par three that is a dry hole, but difficult nonetheless. Your tee shot must be straight, for two tall pines growing 20 yards out from the green – 60 yards apart – will punish both hook and slice. The green slopes toward the tees, so aim for the large oak in the distance, behind the green, and hope that there is no cross wind blowing as your swing. This is a truly great, if testing, golf hole.”

The Egrets! They're Baaa-aaack!
We encourage "nesting" at DeBordieu, in more ways than one! And there's no place the egrets in the neighborhood like better than "The Egret Tree" behind the MILLER HOUSE on Island Green. While showing the house today, I shot a little video:

Nesting is a natural instinct shared by birds and humans alike, when preparing a home for their families. In birds it is known as "going broody", and is characterized by the insistence to stay on the nest as much as possible, and by laying new eggs.
Egrets nest in colonies, building nests in medium-sized trees. The nests are built of small sticks, usually over or near water, and sometimes lined with softer materials like grasses. Usually, 3, pale bluish-green eggs are laid. Both parents take turns incubating the eggs and feeding the chicks.
This colony of egrets is nesting in DeBordieu Colony, on a gorgeous tree, in the middle of a lagoon in the Island Green neighborhood, across the street from the beach.

The pictures were taken from the back porch of the Miller Home, which is an incredible value, currently for sale at $1,175,000.

Great Video of Loggerhead Laying Eggs at DeBordieu!
You don’t see this every day! A Loggerhead Sea Turtle laying her eggs in the broad daylight! Kudos to DeBordieu resident Jim Forshaw who took this video! Below is the account of the event from the www.DeBordieuScute.org website. Log on to get daily updates of turtle activities in the Pawleys Island area.
“We received a call from DeBordieu Security about 9:45 this morning. Jim Forshaw, a resident noticed a loggerhead coming out of the ocean in front of the Beach Villas and knew we would be interested. He said the turtle was beginning to nest!
When we arrived she was still clearing away sand and beginning to dig her chamber alternating hind flippers with scoops of sand. There were about 25 people observing and being careful to stay behind her. She started dropping her eggs in 2s and 3s. After a while, you could see the eggs at the top of the chamber. She then began the covering process and very carefully pushed the sand into the chamber, again alternating hind flippers and tamping down the sand. In the last stage, she began throwing sand with all 4 flippers in an effort to disguise the nest. As she did this she inched forward. Finished, she made a sharp right turn and headed seaward. Kathi had run home to get some buckets and Tom gave the tired turtle mom a couple of showers on her way back to the ocean....which she seemed to enjoy! We applauded her as she crashed into the waves. It took her 64 min. to nest - ocean to ocean. We did not move the nest but will keep a close watch on it for high tides.”

Blue Ceilings on the porch... WHY?
Have you ever wondered why many low country homes have their porch ceilings painted blue. Cool design trend? Or are there other reasons?

In the South Carolina Lowcountry, people have been painting the ceilings of their porches blue for generations. There's even a name for the color: haint blue. According to Gullah legend, a haint is a spirit or a ghost. It's said that if you paint your porch ceiling blue, it will welcome the good spirts and ward off the bad ones.

Some say the blue helps extend daylight as dusk begins to fall, and many believe that it helps keep bugs away. There's no scientific research to back that theory up, but it makes sense to me. They say that insects prefer not to nest on blue ceilings because they are “fooled” into thinking the blue paint is actually the sky.

When blue paints were first used on ceilings, they were usually milk paints, and those paints often had lye mixed into the composition. Lye is a known insect repellent, which would explain why insects would avoid nesting on a painted porch ceiling or ledge. As milk paint has a tendency to fade over time, giving it a rustic look, people would usually need to repaint their home every year or few years, covering the existing coat with a new coat of paint, and fresh lye.

WATCH OUT for that tree....
Our featured hole today is DeBordieu’s #15. “This is a dogleg right hole, with two large bunkers sprawling along the left edge of the fairway, just before and just after the turn. Fade your drive around the corner, but not too much, or you will find your second shot blocked by several large oak trees growing out of a giant bunker on the green’s right. A few additional bunkers circle the green, just to keep your approach shot honest.”

Housing and Economic Forecast Points to Rising Activity
WASHINGTON, May 12, 2011
Home sales are expected to stay on an uptrend through 2012, although the performance will be uneven with mortgage constraints weighing on the market, according to experts at a residential real estate forum today at the Realtors® Midyear Legislative Meetings & Trade Expo here.
Lawrence Yun, NAR chief economist, said existing-home sales have been underperforming by historical standards and will rise gradually but unevenly. “If we just hold at the first-quarter sales pace of 5.1 million, sales this year would rise 4 percent, but the remainder of the year looks better,” Yun said. “We expect 5.3 million existing-home sales this year, up from 4.9 million in 2010, with additional gains in 2012 to about 5.6 million – that’s a sustainable level given the size of our population.”
Mortgage interest rates should rise gradually to 5.5 percent by the end of the year and average 6.0 percent in 2012 – still relatively affordable by historic standards.
“A huge volume of cash sales, supported by the recovery in the stock market, show that smart money is chasing real estate. This implies that there could be a sizeable pent-up demand if mortgages become more readily accessible for qualified buyers,” Yun said. “The problem isn’t with interest rates, but with the continuation of unnecessarily tight credit standards that are keeping many creditworthy buyers from getting a loan despite extraordinarily low default rates over the past two years.”
Yun said that if credit requirements returned to normal, safe standards, home sales would be 15 to 20 percent higher. He added that some parents are buying homes with cash for their children, and offering them loans which provide better returns than bank accounts or CDs.
Yun projects the Gross Domestic Product to grow 2.5 percent this year and 2.7 percent in 2012, adding 1.5 million to 2 million jobs yearly over the next two years. The unemployment rate should decline to 8.8 percent by the end of 2011 and average 8.6 percent next year, returning to a normal level of 6 percent around 2015.
Housing starts are forecast to rise but remain below long-term trends, reaching 603,000 in 2011, up from 595,000 last year, and continue growing to 908,000 in 2012. New-home sales are seen at a record low 320,000 this year, rising to 487,000 in 2012. “A recovery in new homes will be slow because of the extra price discount in the existing home market,” Yun noted. In March, the typical new single-family home cost $53,300 more than an existing home.
Inflation appears to be relatively modest for now, with the Consumer Price Index rising 2.9 percent this year. “We’ll be closely watching the impact of fuel costs on consumer spending and inflation – that would slow economic growth, job creation and home sales,” Yun said.
Apartment rents are trending up, and are likely to rise at faster rates as vacancies decline. Following the correction in home prices, it has now become more affordable to buy in most of the country. “Twice as many renters had enough income to buy a home in 2010 in comparison with 2005, so we have a much larger pool of financially qualified renters,” Yun said. “Rising rents and excellent housing affordability conditions will encourage potential buyers who’ve been on the sidelines.”
Yun expects the median existing-home price to remain near $170,000 over the next two years, which would mark four consecutive years of essentially no meaningful price change.
Frank Nothaft, chief economist at Freddie Mac, holds similar views on the outlook. “Economic activity will accelerate this year – there will be no double dip in the economy,” he said. Nothaft is more optimistic on job growth, expecting 2.0 million to 2.5 million jobs created in 2011 with unemployment dropping to 8.4 percent by the end of the year.
Nothaft expects the 30-year fixed-rate mortgage to trend up to 5.25 percent by the end of the year, and for home sales to rise 5 percent. “National home price indices are close to a bottom and prices are likely to bottom sometime this year,” he said.
Refinancing activity in 2011 will be only half of what it was last year. “As a result, banks may become more willing to lend to home buyers,” Nothaft said.

DeBordieu’s Member Guest tournament is going on right now on the Club’s championship 18-hole golf course designed by Pete and P.B. Dye. Just south of Pawleys Island, South Carolina, DeBordieu's links course, opened in March 1987 and plays to more than 7,000 yards from the championship tees.
Our featured hole today is Number 14: “Fourteen is a fairly long par three that plays along a deep lake with two islands on the left. To make things even more interesting, the green is wedged into a cluster of pines and oaks. While water guards the front, a grassy swale protects the right. Hit your tee shot straight and you should make par with no trouble there.”

Quatrefoil-Symbol of Luck or Wisdom?
When is the last time you wished on a four leaf clover? Did you know you were wishing on a quatrefoil? I didn't. In fact, before I had the privilege of listing this gorgeous, oceanfront home at 1425 DeBordieu Boulevard, I had never really heard of them, but was very impressed with how the owner, designer and architect used them throughout the interior and exterior of the home. So I did a little research and decided to share it with you.

Back to the quatrefoil.... according to wickipedia, the word quatrefoil etymologically means "four leaves", and applies to general four-lobed shapes in various contexts.

In heraldic terminology, a quatrefoil is a representation of a flower with four petals, or a leaf with four leaflets (such as a four-leaf clover). It is sometimes shown "slipped", i.e. with an attached stalk. However, it is not defined as a flower, but called a "foil".

In architecture and traditional Christian symbolism, a quatrefoil is a symmetrical shape which forms the overall outline of four partially-overlapping circles of the same diameter.

The quatrefoil enjoyed its peak popularity during the Gothic Revival and Renaissance, but can still be seen on countless churches and cathedrals today. It is most commonly found as tracery, mainly in Gothic architecture, where a quatrefoil can often be seen at the top of a Gothic arch, sometimes with stained glass on the interior.

In art, the quatrefoil is a type of decorative framework (mainly used in engraving), consisting of an architectural quatrefoil combined with a square. Among the most famous works of art employing the quatrefoil are the bronze panels on the South Doors of the Baptistery in Florence by Andrea Pisano, the bronze panels of the North Doors of the Baptistery in Florence by Lorenzo Ghiberti, and also Filippo Brunelleschi's famous competition entry for the same doors, The Sacrifice of Isaac) as well as "Head of an Angel" by Piero della Francesca.

In the U.S. Marine Corps, quatrefoil refers to a four-pointed decoration on the top of a warrant or commissioned Marine officer's dress and service caps. According to tradition, the design was first used with Marine officers on sailing ships so that Marine sharpshooters in the rigging did not shoot their own officers on the deck during close-quarters gun battles (as when crews of opposing ships attempted to board each other's ship).
An official part of U.S. Marine Corps officer uniforms since 1859, the quatrefoil was said to initially have been crossed pieces of rope sewed into officers' caps before becoming officially mandated as a uniform item.

My favorite quatrefoil is the first one I mentioned.....the four-leaf clover, a well-known symbol of good luck. The family that ends up purchasing this unique property in this "buyers market" will not only be lucky, but very wise.

Big weekend coming up at DeBordieu!

One of Pete Dye's Favorites!

DeBordieu's #12 It's the large lake that makes Hole #12 so challenging, and so beautiful! It's the fact that DeBordieu is the only truly private golf club in the Pawleys Island area that makes the real estate that surrounds Hole #12 so valueable.

Keep this in mind while playing: "This hole is one of Pete Dye’s favorite holes. Although it’s a relatively straight, short par four, you may want to use an iron off the tee on this blind drive. Stay right as you cross the water, as numerous mounds dot the left edge of the fairway, and will obscure your view of the green if your ball winds up over there. A large lake, bulk-headed up against the rear of the green, and several deep bunkers in front make club selection all important on the hole."

One of my favorite listings on the golf course at DeBordieu will greet you as you begin to play #12. Topping the list of things I like about it most, is the spectacular view of the lake and golf course. But I also like the ground floor apartment or mother-in-law suite, the soaring, vaulted ceiling in the living room, and the open kitchen.

Azaleas, Camelias and Roses....Oh My!

With the azaleas in full bloom at DeBordieu, I went out yest

erday to take some pictures of some of our homes currently on the market. By chance I ran into Mr. Don Mabe, who invited me to take a look at his garden. Mr. Mabe’s home is at the end of a beautiful cul-de-sac in the DeBordieu Golf Course community.

Being the wise businessman he is, (former CEO of Perdue Chicken), Mr. Mabe had the foresight to also purchase the lot next door, both of which back up to a nice big pond, and are loaded with gorgeous Live Oaks.

He started creating his garden 16 years ago. Today, with Mr. Mabe’s hard work and tender loving care, it looks absolutely magical. He had some expert advice along the way from Mr. Bobby Mottern of Brookgreen Gardens, and Mr. Neal Cox of Arcadia Plantation, for which he is extremely grateful.

The variety of azaleas in his garden range from Formosas, and George L. Tabers, to beautiful Naturals. But that’s not all. Because we had such a cold winter this year, the

camellias were delayed in blooming. So right now, they are blooming right alongside the Azaleas! The camellias range from Premium Cs and Lemon Glows to the Mary Alice Cox Camelia named for Mr. Cox’s wife. In addition, the Lady Banks Roses delicately dangling from the tree branches, and the Confederate Jasmine climbing the tree trunks made for a truly memorable experience. UpSide Down Houses?

You Betcha!

Homes with inverted floor plans, have become extremely popular in the Pawleys Island area of South Carolina, and are often called “Upside Down Houses.”

This type of plan allows for the maximization of the spectacular views. In most cases, the living areas and master suites are placed on the highest floor while the additional bedrooms are on the middle or lower floors.

Other benefits from choosing an inverted floor plan at DeBordieu include taking advantage of the prevailing breezes from the Atlantic Ocean and North Inlet, being able to have a more dramatic, vaulted ceiling, and bugs don’t often fly that high, making entertaining on open decks and porches much more fun. Until recently, most of the inverted floor plans found at DeBordieu were on the island, and used as second or vacation homes.

However, over the years, people found that so many of the homesites on the golf course and in the lake community at DeBordieu offered such spectacular views, that it’s become one of the preferred options for primary residences as well.

My husband is the Biggest Loser!

It’s official! Jeff Kaz is DeBordieu Club’s Biggest Loser.

Eight of us threw in $50 in a weight loss challenge back in January. Today was the final weigh in. The person who lost the highest percent of body weight would be declared the winner and take home the $400 pot.

Jeff celebrated at lunch with Kentucky Fried Chicken and a big Mountain Dew!

Just south of Pawleys Island, SC, DeBordieu is the only truly private golf course in the area. It's a magnificent Pete Dye design. Here’s a few tips to consider while playing #11:

“Try to fade your drive past the lone bunker on the right side of the doglegging hole. Once past the bend, you have a straight shot to the green, which is long, narrow, and undulating, On the last 100 yards of the fairway to the left looms a formidable natural area. Keep your second shot to the right and you’ll be in fine shape for a pitch and run onto the green. As usual, an approach hit long, right, or left will necessitate the use of a wedge for retrieval. “

Me? A "Tech-Savvy" Realtor? I worked with some really nice folks last week who will soon be new full-time residents of DeBordieu, the private oceanfront, gated golf community just south of Pawleys Island, SC.

They contacted me out of the blue because repeatedly, when they Googled DeBordieu, my name kept popping up. Facebook, Twitter, this blog you’re reading…..it is all improving my SEO (that would be “Search Engine Optimization” for those of you who aren’t quite as tech savvy as I, LOL….aaaaand that would be “Laugh Out Loud”).

Meanwhile….last week, it was April Fools Day. So I played a little joke on my boss, telling him that I, being the “Tech Savvy Agent” I am, was fielding multiple offers from real estate marketing firms because I had been recognized as a leader in social networking and blogging. As the color drained from his face, I realized that I couldn’t let that go on for long, so I fessed up. (I’m not going anywhere….I love where I work….and the folks I work with.)

I also love learning, particularly when it comes to new ways to communicate. Some business professionals my age, (53, and proud of it, thank you) are refusing to embrace all this new technology thinking it will be a passing fad. I think not. I think that if it is appropriately integrated into the overall strategy, it can enhance not only marketing plans, but one-on-one communication that is so vital in the real estate business. It will never take the place of face to face meetings, or ………THE PHONE CALL, but it’s here to stay and I am really enjoying it!

Middle Aged Texting As a realtor, I need to keep up with all of the gazillion new ways of communicating. One of my favorites is text messaging, which if did not do, I could never communicate to my teenagers, who don’t even answer the phone any more, but they will respond to a text immediately. Some of my clients enjoy the convenience of texting as well. In fact, one of them sent me a hysterical email this morning that gave new meaning to some of the abbreviated codes used in text messaging: MIDDLE AGE TEXTING CODES: ATD -at the doctor. BFF -best friend fell. BTW -bring the wheelchair. BYOT -bring your own teeth. FWIW -forgot where I was. GGPBL -gotta go, pacemaker battery low. GHA -got heartburn again. IMHO -is my hearing aid on? LMDO -laughing my dentures out. OMMR -on my massage recliner. OMSG -oh my! sorry, gas. ROFLA...CGU -rolling on floor laughing and can't get up. TTYL -talk to you louder. Ok…..you’ve tallied up your score, stopped by the 19th Hole for a sandwich and your favorite beverage. You've got your second wind. You are ready to tackle DeBordieu’s back nine. C’mon now….you can ‘Dieu” this!

“Although it is a slight dogleg left and you will want to keep your drive to the right, beware of the stand of pines on that side which will block your approach shot, should you find your ball behind them. The fairway slopes devilishly downward toward the right, guiding your ball in the direction of the trees. The green is protected to the right and left front by the Dyes’ ever present bunkers.”

But wait,….there, right off the green….you see a small pink surveyor's ribbon, indicating that there is a lot for sale. You think to yourself, “Whoa….what a spectacular view I would have if I built a house right there!” And you would be right!

Rub-a-dub TUB????? or Luxury Shower?

What's your preference?

As stated in an article in the Charlotte Observer today, many folks in the remodeling or building process are opting to do away with the over-sized whirlpool or garden tub and go with a luxury shower. That's true also with some homes at DeBordieu, but by in large, we find more Whirlpool Tub/Luxury Shower combos.

Remember the Bagpipes on Hole #9?
The private DeBordieu Club Golf Course opened for play in 1987. I remember, like it was yesterday, seeing and hearing that bagpiper walk very slowly down hole number nine toward the crowd of eager DeBordieu Club members waiting to tee off. It was a great moment! You won’t hear the bagpipes today, but here’s what you can expect from hole #9:
“The Dyes require that you finish the first half of the course with a blind drive on this tricky par five. Knock your ball up onto the hill rising 13 feet from the lake level. Stay toward the right, away from a long finger of lake that runs along the left. Where it ends, a thick natural area begins. Keep your approach shot straight, for the left is guarded by mounds and pot bunkers, with bunkers on the right and behind the green.”

Format: You will play a 9-hole qualifying match of "Net Better Ball of Partners" beginning at 10:00 a.m. After the morning 9 holes, the top 10 qualifying teams will be re-paired high to low for an afternoon match of true "Alternate Shot ". One team will be eliminated on each hole until a winner is determined.

2011 Opening Day Tournament
Saturday, March 26 - 8:00 a.m. & 12:30 p.m. Shotgun Starts
Format: Texas Scramble: 2 Best Nets of the Foursome. Teams consist of four players. Each player on the team will hit a drive. The team will select the best drive and each player will play his/her own ball from the selected drive until the ball is holed. The team will record the two best net scores on each hole. The team must use at least 2 drives from each player through the 18-hole match. Signup in the golfshop! To compete, Foursomes must be made up of DeBordieu Members or Dependent Members. Make your own foursome.

Tee Times: Friday 1:00 p.m. & Saturday 9:30 p.m. Shotgun Starts.
Open to all amateur DeBordieu Membership Holders and/or Dependents. Membership holder teams will have priority over Dependent teams should the event fill-up.
Format: 36 Hole Better Ball of Partners (Men's & Ladies' Gross and Net Divisions).
Handicap Allowance: Men 90%, Women 95%
Entry Fee: $50.00 Per Player plus golfing fees.
Tee Assignment: Ladies' Net and Gross division will play the Red tee. Men's Gross division will play from the Green tee. Men's Net division will play the Green or the Gold tee. (Men playing the Gold tee will lose 3 strokes from their Gold tee handicap).
Pairings: Choose your own partner, the golf shop will make the pairings based on team handicaps. On day 2 pairings will be based on the leaders in each division.
Prizes: Trophies will be awarded to 1st place in each division at the Winter Banquet.
Ties: Ties for 1st place in each division will be played off on the golf course.
Social: Friday Night: Following play, we will score the event and enjoy hors d'oeuvres in the clubhouse. Saturday Night: Spring Fling at the Pavilion (separate fee)

Easter Sweeps
Saturday, April 23 - Make Your Own Tee-Times
Format: Individual net skins at 80% handicap. Handicaps will also be adjusted based on tee selection. Entry Fee will be $10.00 with half going to Helping Hands of Georgetown. If no skins are won outright, all entries will be donated. Help support Helping Hands of Georgetown by playing in the sweeps or by calling the golf shop and making a donation through you club account.
